Signage can be a very potent appeal point, but I've not read back all 70+ posts to check how 'bad' the signage is.

Normally 'No Keeper Liability' can be your best if there is an obvious fail in terms of PoFA on behalf of the PPC. But if it's marginal stuff like 'No creditor clearly identified' (while it should), I wouldn't rely on a former nail technician to stick their chin out and find against the PPC.

Grace periods can be good appeal stuff as long as you understand the point and can articulate it clearly in your appeal.
Would it hurt to leave the planning permission stuff in though, like don't they have to prove they have authority or something?
And if they don't 'prove' it, what do you think POPLA are going to do?
Please note, we are not a legal advice forum. I personally don't get involved in critiquing court case Defences/Witness Statements, so unable to help on that front. Please don't ask. .

Apologies on the delay, I've been ill the past couple of days.

I've re-shuffled the ordering and put the signage first.

I wasn't sure what you meant about the last point however, if ECP don't prove their authority doesn't the appeal get accepted by POPLA?

    Uploaded it this time: https://www.dropbox.com/s/6yvf3867pqechjv/Appeal.pdf?dl=0

Yes, but they usually get that right and also comply with POFA. No point talking about ANPR either.

They often win at POPLA, then posters ignore them (search ECP POPLA lost).

    This what you asked ....

POPLA have no interest in planning permission. The PPC not proving they have planning permission is totally irrelevant and does not provide you with a default win.

So once I've removed the Planning Permission and ANPR stuff, it should be all I can do and good to go?

Yes, and never mind if it loses, but give it a go!

Let's hope it doesn't, if only for peace of mind.

I did try searching for the lost stuff, though most of the results at first were just saying "search for the lost stuff" XD

    I've been checking POPLA.
It's still waiting for evidence from the PPC.

I'm hoping it's a good sign it's taking this long?

They have 21 days, so they will need to upload evidence before the end of the month.

    Is that 21 working days?
