I'm dreading to think what's coming. It could be pushing 8,000 words! :eek:Please note, we are not a legal advice forum. I personally don't get involved in critiquing court case Defences/Witness Statements, so unable to help on that front. Please don't ask. .

Not a bad guess. 8,060 words. I'm never convinced that faced with a document of that magnitude whether any assessor will read it in detail, with important points being completely overlooked.
It might have a dissuading effect on some PPCs, but I think that ECP are now fielding a template mega-tome of their own for ease of countering.
I'd be looking to get your killer points prioritised at the top of the appeal. If you're looking to lose some words, get rid of the nonsense about planning permission/advertising consent. It has never been considered by POPLA - it's an issue you need to be progressing with the local authority.

Ahhh yeah I think the formatting messed up because it probably recognised the "number points". I've updated where it changed.
Are the sign points the main thing to emphasise? - Would it hurt to leave the planning permission stuff in though, like don't they have to prove they have authority or something? I'll take it out if you think it's best, just want to be sure.0
