You can tell 'em anything you like.
A sensible buyer may however wish to check under the staircase and have a look at the wardrobe to confirm your statement. Or not. Depending on whether or not they care about making the acquaintance of a trainee wizard or a talking lion.0 -

Nothing new in people lying. If the vendors bent the truth for these items. I'd be more concerned with what they haven't disclosed at all.0 -
What did it say on the Property Information Form TA6 that vendors would have had to complete as this would ask whether works had been completed and when? Did you read this? Also with a boiler replacement there would almost certainly had to have been an Minor Electrical Installation certificate which should have been requested by your conveyancer plus any warranties / guarantees should have noted on the TA6 and copies provided (I take you did use a solicitor/conveyancer and not do it yourself?).
Potentially if the vendor put incorrect information/dates on the form you could pursue a claim against them but the cost and bother would far outweigh any redress even if successful.
By the way if you don't have copies of the relevant electrical certs, FENSA certs for the window replacements plus any planning permissions/building control certs etc then you could find a problem when you come to sell (especially within 8-10 years) as these are likely to asked for by any competent conveyancer acting for the purchasers.0 -

Yes, correct. The EA can pass on information provided by the Seller. It is not the EA's job to verify the claims made by the Seller. You have to do this, or ask your solicitor to do it.
The EA would only be liable if the EA knew for the fact the information he/she was giving is false.0 -

Actually, one factor among very many which is wrong with the world is the woefully poor standard of English on English language internet fora.
