OP, you have no contract with the EA, they work for the vendor, not for you. If you believe that the vendor mis-described the property then your remedy is against them by means of a civil action.No free lunch, and no free laptop

Yes, apart from spelling, she writes well, so in family and work situations, where people know about her disability, she has no problems, but she'd never post here.It sounds as if your daughter has acquired sufficient literacy to enable her to communicate effectively in written form rather than relying on "apps".
That's my point; some boards on MSE may be intimidating to those who struggle with the written word. Too many threads seem to be ending in an acrimonious manner, either because of mis-communication, sly digs, or both. It's obvious who started that in this instance, and there was no need for others to continue the theme.
The OP is naive in their understanding of the law, which is not a crime. It's easily possible to point out their misconceptions in a clear and civil way, as macman has just demonstrated.0 -
No born Durham in the sunny north-east. As you all have guessed by now I can’t spell. So what do you all feel good about yourselves for belittling me all thinking that you are all superior well you are not. Would you take the p*** out of someone in a wheelchair because they can’t run or someone with no arms that can’t throw a ball. This is my first time I have ever put anything on heat and it will be the last. If a lot of you on this are the future god help us all. I have very strong Mental health no imagine if I was close to the edge so people just think before you post

I think what may have irritated people which is certainly did with me was the sense of entitlement in both the title of the thread and the OP. What I found very difficult was the fact that they asked about compensation straight away rather than asking whether they might have made a mistake or even whether this type of misunderstanding might be normal. I personally found the title of the estate agent lied and the bit about compensation really annoying. The spelling didn't bother me it was the content that did.0

I am from the north and I would not have immediately assumed that the estate agent was lying or that I was entitled to compensation. My immediate reaction would have been that I didn't check well enough what I was buying.
A few years ago we bought a house which needed work. We didn't find out that the previous owner had left the house empty and a pipe had burst bringing down the ceiling in the living room until after we owned the house and the next door neighbour told us. The house is only about 17 years old now.
After finding this out did we immediately assume that the estate agent knew about it or think we could get compensation? No we got the builder to lift the boarding in the bedroom above to look to see if the water had affected the joists. We then had to have new boarding on the floor. This was our fault we didn't check for burst pipe damage. When we knew about the burst pipe the signs were there.
It is part of buying a house. You are never going to get one that is perfect. All you can do is to check everything. If you wanted a house with a nearly new boiler you should have checked that that was what you were buying.
You can't accuse someone of lying if you have no evidence. You have no evidence that the Estate Agent knew that the boiler was older then the seller had told him. You also can't claim compensation for everything that goes against you in life. No one is that special.0 -

I'm sorry, I don't usually bite on these kind of threads, but this one has really upset me.
I also happen to be from and live in Durham (as a homeowner), I am also severley dyslexic and have mental health difficulties. Frankly, I am a bit embarassed to have to be lumped in with the OP.
When I purchased my property (as a FTB), my seller did lie to the estate agents as well as in the information form and forged an electrical installation certificate. We were able to prove this and successfully managed to negotiate the price down to factor in a full rewire and replaster before exchange. Due diligence.
Sorry to be blunt (apparently thats what we do in the North), but after the fact is way too late to be winging about it. Would cost more in solicitors fees to attempt to claim compensations than you would (not) receive.

I believe I was straight to the point; you told me to chill out.
People who say they are straight talking appear to use it as an excuse for being rude. They also don't appear to understand that what is sauce for the goose is sauce for the gander - people will fire straight back in similarfashion. It doesn't make for pleasant conversation.
Apologies for being straight to the point in my first post. I honestly don't believe that you have suffered any tangible loss and I found the OP over the top with the accusations of lies and compensation. I personally like to see the best in people and would choose to believe something like I originally suggested. Compensation should be for a genuine loss.Everything that is supposed to be in heaven is already here on earth.
