    No born Durham in the sunny north-east. As you all have guessed by now I can’t spell. So what do you all feel good about yourselves for belittling me all thinking that you are all superior well you are not. - maybe some are, depends by what the word ‘superior’ is used in context Would you take the p*** out of someone in a wheelchair because they can’t run or someone with no arms that can’t throw a ball. - so you have an actual disability? Recognised, e.g. dyslexia This is my first time I have ever put anything on heat and it will be the last. If a lot of you on this are the future god help us all. I have very strong Mental health no imagine if I was close to the edge so people just think before you post

    It would be for you to tell people that. No one here is psychic and no one should have to modify their speech in case you get offended.

    I am currently buying a house.
    When the vendor showed me round, I misheard and thought she said the boiler was installed last year.
    Turns out it is over 10 years old. She was talking about the filter it had fitted.

    When going around a property things can be lost in translation, even as a buyer, let alone an EA who is rushing from one job to another.

    I've accepted my mistake, got an indemnity, and the house is still worth what I am paying for it.
    Thankfully, my solicitor checked up on my belief that the boiler was a mere youngster and asked the seller for proof.

    When I purchased my property (as a FTB), my seller did lie to the estate agents as well as in the information form and forged an electrical installation certificate. We were able to prove this and successfully managed to negotiate the price down to factor in a full rewire and replaster before exchange. Due diligence.

    We can all make spelling mistakes, that is not the issue with the OP; the issue is the syntax. I had no such difficulty with yours; your meaning is clear.

    The type of boiler is relevant, I think. 10 years is old for a combi boiler but infancy for some older types of boilers. I am no authority but am fairly sure that back boilers, for instance, while less efficient in terms of performance, are one heck of a lot more resilient than these new, flimsy combi things we seem to be stuck with now. How they are helping the planet when they need replacing roughly once a decade is beyond me.

    I'm still lost as to why the OP didn't check the Windows/Doors Certs when they were given copies. Needs to accept respobsibility themselves.

    Can imagine them buying a brand new car and moaning when it breaks down 6 years later all because the salesman didn't tell them to service it yearly

  • To the OP. First things first. To many people, windows installed in the last 2/3 years and a boiler installed in the last 2/3 years would be considered to be new. Many houses are 100 years plus old. Many boilers are 20 years old. Before we get into whether you would have a hope in hell of claiming anything from anyone, i am not sure that anything you have been told would even be considered to be inaccurate.

    I normally use a laptop and I touch-type. Recently due to a slight disagreement between laptop and a cup of coffee, I was using a tablet which meant basically poking each letter with a finger. I now appreciate why predictive text and autocorrect are so popular!
