I have just run a case by my BDM at Pepper - they do not allow any arrears int he last 6 months.
If you have something from the lender to say they will remove the late payment they MAY (I am not sure) be able to manually over ride the system - but one for your broker.

  • Hi all,

I have joined the forum as I am hoping for a bit of reassurance. I haved applied for a mortgage with Pepper due to adverse credit score. My broker is great and I think she prepped paperwork really well as they only came back with one question (which broker said is good since it was just a simple q) and booked valuation which will happen on the 10th. My broker says that I shouldnt worry as Pepper is paying for it and they wouldnt instruct if they didn’t consider lending. Today I got another message saying that the application is agreed pending valuation, but once the valuation is done they might have additional questions so this is in no means guarantee. I am not sire what that means so I am having kittens :(.

How likely do you think that they decline at this stage if valuation goes well?
Also, broker said that they will call me but they refused to tell her what questions they will ask. Any clue what I should expect?

There is always the possibility they will come back and ask for additional bits, but it is not usual.
The valuation could throw up questions and need additional reports etc, but again its unusual.

They call you for a security check, it is not to catch you out.

I have had my valuation completed and come back okay. I just had a missed call from pepper is this good news? I think I’m on the final stages now. Does the phone call mean they are accepting the application?

I don’t have an answer to your question but I am really curious if you managed to speak with Pepper? Was your mortgage approved?

I am still waiting for result from my valuation (it’s being done today) but I am hoping all will be well…
  • We are in the process of buying our house off our landlord and his wife.  We've been ready to purchase since November.  After jumping through a lot of unnecessary hoops and being turned down twice in this process, we switched to a broker who recommended Pepper would be far more suitable to us and a similar mortgage payment to our rent.  Thankfully having all the documents ready to go helped and at the beginning of the month we put the application in.   There were a few delays with clarification but this was nothing compared to our previous two attempts with other lenders.

On Monday we had the call to say all was good and the valuation was booked for Wednesday.  Had the report back this morning and all is fine, and the broker has confirmed all that is outstanding is our mortgage offer.   Can not recommend them enough for their efficiency throughout the whole process!
  • Hi All :)
We're in the process of buying with Pepper money.  Our broker said all is good and offer is a subject to valuation (booked for Friday).
Did you wait long for valuation report?

Did you have cases that got offer then Pepper withdrawn it?

    Stressing out like crazy!
  • Hi dociabmw4 how did the valuation go?
we are in the same boat now but our valuation has been booked for middle of next month.
I’ve read all sorts of horror stories. I’m going stir crazy waiting.

  • Hi MarieQG :)
Property was downvalued by 10k, as we expected (Kensington valued it same). Valuation took place on Friday and we received valuation report following Monday. Pepper just asked for proof of additional deposit,  and then we went to offer queue.  They rang me to confirm direct debit etc, and said something about final review,  and that we'll know everything in 5-6 working days. And here was delay,  as according to this we should hear from them by Friday 20th August.  We received offer on 31st August after our advisor chased them. So all happy now trying to agree on completion date  :)
When is your valuation booked for?
To be honest I can't fault Pepper so far!
  • Hi dociabmw4 😊
aww I am soo pleased you now have your mortgage offer. That must feel great.
Our valuation has now been pushed back to 30th Sept as my mortgage advisor put the wrong address for valuation 🥴 the thing is he’s such a lovely guy I can’t be mad at him but I am loosing the will.
I can’t rest until I have the offer in my hands , I think I’m driving my husband round them bend with it all 🙈
