Thank you all for your continued comments, they are quite a varied bunch. I'm on my break at work so I'll read in depth later.
But I'll answer a few - sorry not sure how to multiquote:
The cats are not white!! lol They are rescues - Orion is a huge grey thing and Lil (short for Littlemissyappy) is a ditzy black and white mog. Given that the DO kinda match the d!cor....
The kitchen floor is Amtico, no chance I'm changing it. I love it and get its a marmite thing.
Adding pictures, where would I put these? The living room has 2 already, the kitchen has a large pic and a glass wall hanging, the sunroom a very bright art thing. The hall has a wall of family pics, a large mirror and a large canvas. The two spare bedrooms don't have big pics but our master bedroom has a large pic on one wall and a sign above the bed. The office has car pics all over.
We took down the horrible pine kitchen cupboards as they were too dark and replaced them with airy gloss white and an entire bank of wall cupboards to keep storage. I suppose it is unusual but it made the room much brighter.
The hard standing area is the drying area and where the septic tank is. It was the previous owners design and we've never changed it.
The seating area is accessed from the double patio doors and you can step off into the garden at 2 sides, its not enclosed as in you cant get off. We don't have another seating area as such but you could easily if so inclined.
It's a large garden and I maintain it but I think a 'real' gardener could do masses more.
And for all that think the house is 'staged' yes I tidied away all my jewellery and shoes and put away my sewing machine and it's table but that's about it. I like minimal, it keeps my messy side in check... perhaps I should have left evidence of my hobbies as in I do actually live here!

I much prefer this style and it is quite common these days over the run of units with units over.
The large bank full hight loads of storage(in the old days you had a larder).
Your on the plan are shallow for easy access to stuff like tins etc(how deep are they?)
Eye level are hard for short people(reach over a worktop and get to back) they collect mess above unless they are enclosed to the ceilings.
when you have plenty of other space you don't need them.
I would have done it different but I am not a sink under the window person gives more options.0 -
Having thought about the more like this research a bit more I think you are inthe right ball park.
Dave was probably right(more research on sell though and time on market needed) this is a waiting game, there is not a lot of stock and there are probably not a lot of buyers, fairly balanced keeping prices at a reasonable level there is very little the same so it is about finding the one.
I also suspect some of the buyers will have higher budgets and can pick from a fair few unless they need loads more house space or more land.
That's part of buying in rural Scotland.0 -
I have looked at homes in this area of Scotland, and houses tend to sit for a while there. FWIW I don't think it is the house that is the problem, more a lack of available buyers for that size of house in that area.
You could ask some of the other local estate agents what their opinion is of the local market. It just might be that you need to wait until the right person comes along who is in a position to buy.

The slightly fish-eye lens effect distorts the photos so that the ceilings seem low, the angles weird and the perspective strange. Couple that with the sheer volume of photos and the online viewer is left feeling slightly seasick when trawling through all of them. Furthermore, some of the pictures actually detract from what should be positive features (pic 27's blockpaved wasteland for example).
Fewer, better pictures may help, but none of those things are dealbreakers for someone with a bit of imagination/vision, leaving the usual issue of price - suggest try offers over £300k and see what happens.0 -

So in summary I think I'll
Reduce the number of photos
Get imperial measurements added
Reduce the price to around 300k which Ive been mulling over since listing it for sale and then let it sit
Everything else is pretty subjective one way or t'other.

According to that article my house should be perfectly priced at 300k a rise of 20% in 11 years. Fingers crossed
