    Price is far too ambitious IMO.

    Is that is the conclusion after researching the area in depth or the usual, it's a house, it's for sale, it's overpriced.

    I was not going to bother with the more like this test, but why not(can't sleep).

    Before I try, I don't know the area but I guess it is quite rural and location especially for commutes could be an important factor.
    This means probably not a big sample like you get in towns and even a few miles may push prices £10k's. and there will be a mix of isolated/land and more town/village.

    Is it on a main road? If not then take a bette picture as it looks like it is.

    I dunno ...it's just things that niggle me ... but it just feels like "something's not quite right".

    It's a shame the agent never bothered to put the room measurements in "old money" as I have no idea how big the rooms are unless I convert each one to feet/inches.

    Loo walk through utility might be OK in smaller houses/single person homes... but it might end up a bit of a nuisance if there are 2-3 people or more who are "in/out/in/out/make your bl00dy mind up are you in or out??" Anybody sleeping in Bed4 will have to wait until the loo's free to go into the kitchen. So, again, for those wanting 4 beds, they might have an issue with it being "up there".

    Kitchen floor colour will affect some people as you then end up having to live with that colour.

    Lots of photos, possibly too many - it was a bit over-whelming. Patio - looked huge ... then there was grass, which is nice, but that's huge too (lot of mowing, but I guess that's what lots of people want.

    Big question: Where's your stuff? it's all staged...so where did you hide your stuff? :)

    For me.... it just didn't "flow" right... but I can't put my finger on it.



    I completely agree with PasturesNew, I dislike the house (sorry OP!) but can't put my finger on a solid reason, other than a few personal dislikes.

    I'm not keen on the look of the house from the street. I hate that kitchen floor. The fact there are no eye level kitchen cupboards. The patio area feels very strange, too large.

    Your house is done to a good standard, and is large. Yet feels quite clinical or cold.

    If I was looking in your area it would be a definite on my list. The space looks big and flexible and as a gardener, the land would sell it to me. I have no issue with redocorating etc as I think no property will be to my own taste.
    Having said that, not all buyers are the same. I agree here are probably too many pics. I sold mine recently for well over 500k and only had 13 pics in total. I also think it looks mismatched-it's obvious you've done some rooms to your taste and some have just been painted e.g. Bedrooms. I might paint them all white, just to make it look more in keeping. I also agree it looks bare and rather staged...like a show home might be, but show homes have lots of homely pieces to encourage others to think of how they would use the space. Personally I don't like to see houses staged. Not cluttered, yes, but not staged for sale.
    The biggest thing though is the description. It should emphasise the modern interior design of the house so that people aren't surprised when they look at the photos. They will know what they're getting. Maybe have a look at other houses in the area, pick ones with good descriptions and suggest your agent changes it or change agent. I went with a local agent who has sold my house previously. It's a period home and on paper wouldn't be worth what I got for it but the unique features mean it's worth that amount...the agent I chose knew this and marketed it right. Maybe recogniser the agent?

    Personally, I think you need to break up the sea of white walls etc. I know prospective purchasers should be able to see through things like decor but I'd be going in thinking that nearly all the rooms will need painting and that may well put some people off. I know the white is to your taste but how about, in the interests of a sale, breaking it up a bit - even some large, colourful prints might help?

    Same with the outside patio/hardstanding area. The brickwork seems, at least in the photos, to merge in with the brick walls of the house creating one large area of brick, which looks quite bland and odd to be honest. Maybe some attractive potted plants/shrubs to make a break between the patio/hardstanding and the outside walls? It's just too much brick for me at present.

    The strange area between the patio/hardstanding and the grass? What's that supposed to be? It just looks a bit odd to me, as if no-one could decide what to do with it so you just ran some paths at angles which appear to go nowhere. Again, I'd be thinking if I bought the place I'd be having to do something with that area too.

    Also, the small, fenced-in decked seating area gives the impression that this is the only seating area, which I assume it's not? But, as a buyer, I'd be wondering why the seating area is so small and thinking there must be a reason you wouldn't have a larger area away from the house? Not something you can fix overnight but, again to me, it looks strange.

    All in all, I think you need to make the house look like it's being lived in and less like a show house.

    I do actually like white walls, but personally I feel you've overdone it. The inside doesn't match the outside - the inside looks like what you might find in a modern, city apartment and would possibly attract young professionals whereas the outside and locality would presumably attract someone trying to get away from all that. So, it's feels a bit mixed up.

    Unlike some others, I didn't think there were too many pictures but I do agree that measurements need to be imperial - strange isn't it, how we use imperial for some things and metric for others?

    So, that's my input for what it's worth! It all comes down to personal taste at the end of the day.

    I am a pictures and floor plan first not the description(picture paints....).

    By the time I am reading the description I am either interested or think I should be and looking for something extra to get me interested.

    depending on the paint used the blank canvas is a good starting point to soften the place I am OK with it.
  • I'm not keen. Don't like the stark white and the kitchen reminds me of a children's nursery for some reason. When I saw the patio my thought was "So many bricks!!". I do think this is a bit of a marmite house and agree with the general consensus that maybe warming it up a little would help.

    Perhaps an open day would generate some interest?
