Please critique my house...

I'd appreciate feedback on my house - Right move 67086751

We had it advertised with our solicitor for 3 weeks on s1homes. It's now with an estate agent on Right move this week and there hasn't been any enquiries.

As we're in Scotland we already have the surveyors value with our home report but I think it may be too high.(valued at £330)

All feedback would be appreciated.

Price now dropped, imperial measurements added and number of pics reduced and we've had our first request for a home report - hopefully it's the start :) Thanks for all input!

    Unusual layout having to go through the WC to get to the rear hall and stairs to the loft bedroom. I would shrink the WC and make that a passage past the WC.

    Other than that, nice house, nicely presented. Only the kitchen floor colour might bother me.

    How long has it been on the market and how are viewings going?

    Dining table looks a bit big for the space but otherwise it's a brilliant property.

  • Thanks for the link. You step into the utility from the kitchen, wc is on the left at the end of utility but straight ahead is rear hall etc, don't go through wc. No viewings yet, hence asking for feedback as we don't have any.
  • Agree really dining table, I slightly mismeasured there! Would it really put a buyer off?

    How long has it been on the market?

    I fear things might be the same with you as here, the larger, nicer, more expensive houses are slow to sell, and when I say slow, I am talking 2-3 years here in the Highlands.
  • It was on 3 weeks with solicitor and we've changed to an estate agent who uses right move , end of first week with them so really 4 weeks in total.

    I know what you mean about the kitchen floor, it's bright amtico... I love it but it's definitely a 'marmite' thing! :D

  • It is a gorgeous house. Never been in it but looks lovely. I think the surveyor priced ours due to the plot size but I'm not sure it's righ ; I appreciate it's nothe an exact science. I think around the 300k would be more apt...

    I dunno ...it's just things that niggle me ... but it just feels like "something's not quite right".

    It's a shame the agent never bothered to put the room measurements in "old money" as I have no idea how big the rooms are unless I convert each one to feet/inches.

    Loo walk through utility might be OK in smaller houses/single person homes... but it might end up a bit of a nuisance if there are 2-3 people or more who are "in/out/in/out/make your bl00dy mind up are you in or out??" Anybody sleeping in Bed4 will have to wait until the loo's free to go into the kitchen. So, again, for those wanting 4 beds, they might have an issue with it being "up there".

    Kitchen floor colour will affect some people as you then end up having to live with that colour.

    Lots of photos, possibly too many - it was a bit over-whelming. Patio - looked huge ... then there was grass, which is nice, but that's huge too (lot of mowing, but I guess that's what lots of people want.

    Big question: Where's your stuff? it's all staged...so where did you hide your stuff? :)

    For me.... it just didn't "flow" right... but I can't put my finger on it.
  • Do you think it's worth putting old school measurement's on? I still use them too!

    Re the utility I think you have the flow wrong. You open the kitchen door and walk straight through the utility into the back hall. If someone is in the loo you can still use the utility as the wc is a separate room. No waiting required!

    We have a sit on lawnmower, yep!

    Stuff, what stuff... lol I do like minimalist as it helps control my messy streak :D lots of wardrobes and cupboards.

    And yes I did super tidy for the pics but house is Def minimal.... too minimalist? :o
