Any suggestions on what colour I should paint the patio? Also does anyone think I should switch EA? I don't feel like I'm getting anywhere with this one. Viewers like the house but say its too small. I feel like maybe if I make all the above changes and switch to a new EA so it's a fresh listing on RightMove that might make buyers more interested. Does anyone have experience using YOPA whether as a buyer or seller?

Switching EA doesn`t change the size of the house, it is the price that needs to be switched, downwards.

Care to disclose how close to the asking price the offer you accepted was?

I don't want to disclose as I don't want to jinx anything. Let's say I am pleased with the offer.

Both, so they have seen it in both scenarios. The conifer never bothered me but I have to admit it does look more spacious out front without it. We are getting the fence patched up as well.
