Advice on Selling My House

Hi everyone!
I am selling my house after 5 years living here. House has been on the market since Friday 27th July so 4 weeks tomorrow. We are upsizing. Houses in my area normally sell within a month. It is a very popular area with buyers. It is priced at £125k. That’s how much 2 bedroom houses fetch in the area.
This is my house:
I am new so I can’t post links. Property reference on Right Move is 74702543.
My property has a really big garden (one of the largest ones in the area so this adds to land value). House has uPVC double glazed windows at the front, original wooden double glazed elsewhere. Should I get the whole house uPVC’d? (there are 7 other houses like mine. Only 1 is fully uPVC’d)
I’ve had 11 viewing requests. 8 completed, 1 no show, 2 due on Saturday, 1 2nd viewing.
We are doing our own viewings.
3 offers from first 3 viewers. £115k, £122k (accepted and withdrew the next day) and £110k
Only 2 buyers have given feedback as follows:
One buyer said the shed and bathroom need doing “and other things” (the shed was cluttered. We have decluttered. A bathroom tile had grout missing. Grout filled in since).
The other viewer had an issue with conifers. The one at the front but also conifers at the end of the back garden. They offer privacy so I like them but they are very tall)
I have expressed my concerns to the EA but they think the house isn’t selling because it’s the summer holidays and it is a quiet time for buying/selling. This made sense until a 3 bedroom house for sale with Purple Bricks sold within a week
Also feedback has been slim on the ground. Any reason why EA is not giving feedback? Or any reason why buyers are reluctantly giving feedback. Does anyone know which EA are known for being good at giving feedback.
Should I change EA and if so, after how many weeks is appropriate to do so?
Any advice appreciated. Feeling deflated and disheartened.
Something is wrong but I don’t know what exactly.

Other 2-beds are listed at £125k, but are you sure that's what they're actually selling for?
Offers of £110k and £115k don't sound disastrous at this stage - did you try haggling them up a few k?0 -

Irrelevant - yours is a 2 bedroom house. You are not comparing like with like. Are 2 bed started homes selling as quickly?0 -

You're getting viewings and offers, so try not to panic! That's pretty good for within a month!
My opinions:
Tart the front up a bit - and hopefully the grass is a bit greener and you can get them to take a replacement pic.
Lounge is a tad overfilled.
Kitchen fine. Although I see it's called a 'kitchen-diner'. Not sure I'd agree with that. If you insist, definitely add a table and chairs next to the rad!
Bed 1 and 2 fine. Although a 2 bed with a single for the second will be harder to sell.
Bathroom fine - what's that to the right of the loo?
Garden - slightly odd patio in the middle of the lawn, and right hand fence looks a bit dodgy, but generally okay. You say it adds 'land value' but not always - not everyone wants a big garden, and tbh it's long, but not wide, and a bit impractical with the central patio and it's more of a 'field' type garden as no flowers, borders, etc, so will just be mowed rather than enjoyed. I suppose it'll be good for dog-owners and for kids to play on.

Get rid of the conifer right by the front of the house
Fix the leaning fence
"patio" in the middle of the garden suggests it's north facing so won't get sun by the house.0 -
Looks a lovely house. Pretty much as others have said -
Remove conifer from front - or give it a major haircut
Give conifers in back garden a major haircut
Sort right hand rear leaning fence
De-clutter bookcases in lounge and top of stairs

To be honest, the offer at £110k sounds about right. The most recent 2-bed sold within a 1/2 mile radius of your house went for £110k in February this year the one before that went for £111k in January.
You are getting plenty of viewings so your listing is good enough to bring people in. The "cluttered shed and grouting" aren't real reasons why anyone wouldn't spend £100k+ on a house because the shed will be cleared when you move and grout costs pennies and takes minutes to fix.
I think you are being a little ambitious with your valuation, and if there was one thing I would change in the listing it would be having a "guide price" it is a meaningless statement but it does put people off (well it puts me off and I've spoken to lots of people who agree). Make it a proper price not a guide.
SPCome on people, it's not difficult: lose means to be unable to find, loose means not being fixed in place. So if you have a hole in your pocket you might lose your loose change.0 -
All free to do suggestions:
I'd cut the front tree down.
Move that shoe pot to between your front door and the next door neighbours.
Remove anything that is in the carport that is not attractive.
If that is a weed between the drives (looks like a beech tree maybe?).
Put the bookcases, CD towers etc and their contents from the landing and lounge (and anywhere else) into the loft/store with family/friends.
Put coats in the wardobe and keep shoes out of sight if any are on show.
Put the chair from the bedroom into the lounge and put the computer in your bedroom instead.0 -
I hope I don't cause offence but the house looks unloved. The front has no appeal and the dark window frames are off putting ( I know that they will need changing so there is one expense) Lounge cluttered and on floor plan I can see that there is no storage another minus. I would need to change the tiles in kitchen as I don't like them. I could go on so for me a no no0

Does everyone you're marketing to know where "Hempshill Vale" is? It's not recognised by Rightmove as a placename, and the competition all seem to have "Nottingham" somewhere in their addresses. Even a postcode would help.0
