She's not the one wanting to sell her house. Whilst it's annoying spending money like this, if it gets you a better offer on the house it will be worth while.
Agree the patio looks a bit wierd, could you try turning the furniture around so you're not looking at the back of the wide one and see if that improves things. A BBQ stood on that odd slab at the front would give it some purpose.
Definitely could do with some colour adding to the garden and getting rid of that conifer out the front.
ETA agree with the person who suggested getting your computer out of the lounge.
We do now have the wider patio sofa the other way round as I realised after the photo was published that it wasn't the best. I need to get EA to take new photos any so this will be one of them. I may do new patio, unsure at the moment but I do take your point.

I would leave the tree, it isn`t about the tree, let any buyer decide if it stays or goes. The foliage gives a bit of privacy from people in the neighbouring drive and walking down the street IMO, and the totally bare look isn`t good on the front of a house, people visualise cars up on bricks, dumped rubbish, that sort of thing.0

Is your living room large enough that you can put the sofa at right angles to where it is now, to divide the spare into a hall area immediately inside the front door, and then a lounge area .Of not, maybe put it at a slight angle so it's less like a corridor.
I personally wouldn't have an issue with the bookshelves, but then I have a lot of books, so it doesn't look like a lot to me! That said, I would remove the things on top of the bookshelves, and consider moving one of them into the main bedroom, and getting rid of the CD shelves.It might also make sense to get tried of the big pictures behind the TV and the mirror and snapshots on the end wall, so the place feels a bit less cluttered.
I'd also get the fence fixed and get rid of the the concrete pot by the front door, even if that's difficult.
Is there anything you could do to make the bathroom look a bit warmer and less clinical?

Is there much else similar on the market at the moment? And at what sort of price? (You don't have to answer my question directly - it's food for thought for you really)
Just that if you've had people look but not buy, it might just be that they didn't have anything against your house, but something else attracted them more and they bought that instead.0 -
OP, I would like to congratulate you on asking for advice and actually taking on board what other posters say! It is common to get people on here who ask the same question but get upset and defensive when they hear the answers . . .
I hope you soon get a buyer who will pay your price so that you can move on.It's not difficult!
