Just that if you've had people look but not buy, it might just be that they didn't have anything against your house, but something else attracted them more and they bought that instead.
I am new so I can't post links but my direct competition is on Right Move property ref 66774430. 2 bed semi at £125k a few streets away. Came on the market a week after me. On with a different EA. Our houses are about the same size.0 -
OP, I would like to congratulate you on asking for advice and actually taking on board what other posters say! It is common to get people on here who ask the same question but get upset and defensive when they hear the answers . . .
I hope you soon get a buyer who will pay your price so that you can move on.
Thank you that's really nice to hear. Taking constructive criticism is never easy and I am very sensitive. However I have had to swallow my pride and recognise that others do not see my house the way I do. Moving house is exciting in a way but mostly sad as we have lived here for 5 years and put our hearts into it.0 -

I don't think the fencing should be too expensive to fix if the wood's still good, just needs properly bracing? Might even by a quick handyman job rather than a specialist fencer's.
Thanks for suggesting a handyman, I'll look into it. It's just annoying when other people don't take responsibility for their actions which cost me money. If I break something I pay for it but I know that's not how things go in life!0 -
Do you have washing lines from the poles, I see something but not sure.
Ask the neighbour if you can prop the posts back up from their side.
Won't be a proper fix but the fence will look straight from your side.
left side looks like concrete posts and that side look wood, in the early google sat images they booth look like concrete.
Any issues with the alley way behind your plot?0 -

can you get the cot out of the bedroom to make it look more like a proper bedroom it's a bit narrow but should still get a double and storage.
The EA needs to take new pictures so will get them to close the door to the kitchen. I have a baby and that is where she sleeps so I can't really move it. Can just about fit a double bed in there but the door would hit against it. There is a wardrobe in the back bedroom but there is no picture of it as it was unslightly at the time (it has curtains covering it now so it looks way nicer).0 -

Thanks, this is useful. That house is in Cinderhill though not Hempshill Vale. It is done up to a higher spec and also has a conservatory although the original house was the same SQM as mine. There are two 2 bed semis literally a few streets away that have sold in the last 3 months. I am going to keep an eye on Land registry as they were up at £125k but don't know what final offer they accepted.
We do have washing lines going across. they are what is holding the fence up. It would be on its a*** by now otherwise. The neighbour broke the fence, I don't know why. Can't ask her as she would make it worse. The fence was lovely and straight when we moved in. So sad. Someone has suggested getting a handyman to look at it so I'll have to do that.
The alley way doesn't really bother me. The noise is mainly when the school is one so the noise is peak time like 9am and 3pm. The conifers at the back that came with the house add a lot of privacy and block it out mostly.0 -

One mistake can cost you a lot of money and simply being outbid on a series of properties can mount up too as you need to do all the prep work regarding securing loans, surveys, searches etc. beforehand and these are seldom cheap and never free.
You need to take into account that the reason vendors sell at auction is to have a quick, guaranteed sale and they are prepared to take a lower price to get it; whilst there are numerous reasons someone might want that, the most common is that there is something wrong with the house. It might simply be extremely scruffy and the vendors can't be bothered to sort it out, but many have structural problems and it is your job as a potential purchaser to find out about them. For instance people who, inspired by the TV programmes, have bought a house at auction that "just needed a lick of paint and a skip" only to find out that all the floors and roof needed replacing. You don't want to be left with an unsaleable and uninhabitable house, without the funds to fix it up.

I don't know anyone in the trade. I know I will need to get surveys done etc before buying. I'm hoping to find one that doesn't have structural problems but just needs a complete refurb. We want a 3 bed detached. It has to be a detached and they are about £150k at least. That's at the very top end of our budget. We feel auction is our best bet. I do take on board what you are saying though. I do know that shows like Homes Under the Hammer make things look easy and glamorous when in fact it's a really stressful process.0 -

I'm going to stick with white I think. The green's do look nice on Pinterest but our whole house is white, magnolia and cream so I don't think green would go. Then as well, like you say, green may not be people's taste.0 -
I've got two viewings already booked for tomorrow. They are both cash buyers. Should i cancel until I have made all the changes or just go ahead (I can only get so much done today though).0
