Advice on Selling My House

    I'd try and put a second sofa, perhaps under the front window in the lounge, and clear the top halves of the bookcases to make it easier on the eye.

    Also I'd put a table in the kitchen.

    The garden is disappointing. A little colour - some planted pots? And defo fix the fence up straight.

    When you've made some changes make sure the agent updates the photos.

    It looks quite nice to me.
  • Thank you. The person that offered £115k said it was their final offer. That’s £10k less. That is so much money to us and I really don’t want to go that low so early. Apparently it looks desperate and I’m not at that stage yet. She also hadn’t researched local house prices (they have gone up in the area the last 5 years. She’s still living in 2013). The other person that offered £110k wasn’t a serious buyer. He wanted a 3 bedroom and basically only looked at mine to be nosy. He was just testing the waters so to speak.
  • Yes they normally sell within a month. It’s a popular area so houses get snapped up. People tend to stay here for several years so when one comes up it’s a bonus.

    Is it the bookcases that are making it look overfilled. I did wonder. Shall I get bookcases that hide the books? I might get rid of CD/DVD cases as they don’t serve a purpose anymore. We are really struggling for space (hence moving)

    The EA called it a kitchen/diner because we have a breakfast bar (no picture). I ordered bar stools which are being delivered today so I’ll ask EA for an updated picture.

    Candle stick is to the right of the loo. I can get rid.

    The patio was like that when we bought the house. The garden (and house) was a state when we bought it and we have done the best with what little money we have. I agree it’s not the best so will have a think on how to make it better.

    Why do you think yours is worth more than the one StumpyPumpy posted which is less than half a mile away, similar size and actually SOLD for (not had an asking price of) £110k?

    Whilst the likely buyer of your house isn't likely to have school age kids, August is still a pretty popular month in which to take holidays, therefore I wouldn't be too concerned - you're only a month in, when quite a number of potential buyers might be on a sunny beach far, far away....

    As for feedback, an EA can't give it if they don't get it from viewers. So, cast your mind back to when you were looking last, and whether you gave open, honest and constructive feedback on every property you viewed....did you? Or did you come out with some sort of wishy-washy "it's not quite what we're looking for..." or words to that effect.

    Is that side space wide enough for a car? If so park a car there and take a picture and sell it as a car port.

    Actual sales have been stalling for some time, banks are lending less, a potentially very messy Brexit is upon us, and globally interest rates are rising. IMO you should think carefully before letting this buyer slip away.

    Thank you. I was thinking about getting rid of the conifer as it has been mentioned. It doesn't block the light in the living room. It is really light and airy but will have to consider it if it is putting people off.

    My neighbour broke the fence. I'm annoyed at having to pay money to fix something that is not my fault. She of course denies knowledge of breaking it but I have photos of how she broke it. They aren't particularly clear though. Where do I stand on this?

    The back garden gets loads of sun especially from the patio up to the conifers.
  • This is really useful. There are two houses in the area that sold within the last 3 months (one is no longer online and the other is STC). They were on at £125k so I'll keep an eye on Land Registry to see what they actually sold for and consider lower offers in the future.
