Nightmare with rubbish collections for ground floor conversion flat with no front and rear garden

Hi all,

Long story but will try to keep it short and summarise, but need some opinions on what to do next. I own a 1 bed property which is a ground floor flat conversion which falls in the Chiltern district of Buckinghamshire. I moved in with my partner last year and have let it out to a single tenant (a woman in her 60s who is retired). The flat has a kitchen/lounge, 1 bedroom and a bathroom. There is no rear garden or front garden and it is a kerbside property. The door opens out onto a public highway with a small pavement at the front.

The tenant recently complained to the letting agent (who manages the property on behalf of me) that there was no place to put her rubbish. The Chiltern area of Buckinghamshire does fortnightly rubbish collections alternating with general waste one week and recycling the next. The tenant generates approx. one sack of general waste a week and has no place to put it.

I contacted the council but they are of no use. They told me the property is not suitable for a wheel bin as it will block paths, but they also provide no communal collection or can specify where to put that extra bag before the fortnight is up.

The tenant also had a bust up with my neighbour (a commercial business) as she put the extra sack on the commercial business's premises.

What can be the solution here without taking that extra bag down to the tip?
Can the tenant give up her tenancy and move out due to this issue with rubbish?
Can the council be expected to do something to alleviate this issue?
The tenant has also complained that she doesnt feel comfortable living there after having a bust up with the commercial business.

I pay the letting agent a full management fee every month to manage and maintain my property so should I be getting involved here for the tenant or let the letting agent resolve this?

Stuck on this so all ideas welcome.

    Does she want to move out?

    I'm not surprised the commercial neighbour was unhappy about the tenant flytipping on their property...

    Sounds like a fair bit of rubbish for one person to generate. Is she recycling as much as she can?

    It was really up to whoever converted the flat to provide somewhere for bins. If nowhere specific then she'll just need to keep it in the flat.

    Recycling more isn't really going to help a great deal though - whether it's destined for fortnightly landfill collection or fortnightly recycling collection, you've still got the same overall volume of waste.

    No she has not said that she wants to move out yet but I reckon its coming to that point. She has put the waterworks on with the letting agent.

    Yes, but she'll be getting rid of half of it each week, rather than letting it mount up. Not clear from the OP what she's doing about the recycling.

  • OP if she wants to go, it might be worth just letting her go and renting to somebody who isn't bothered by popping to the tip on the way to/from work every now and then.
