Nightmare with rubbish collections for ground floor conversion flat with no front and rear garden

That may be a problem for any tenant(s) there espcially if there are more people.
It's hard to tell how unreasonable she's being as we can't see the space, but I can't say I'd be overjoyed with how it's been described. We sometimes buy things off the internet which have packaging and it doesn't sound like there's anywhere to put it. I wouldn't have a big problem with taking it to the supermarket or local recycling facilities, but maybe she doesn't have a car?0 -
Unfortunately no utility cupboards. I coped with a gap where there is a break between the kitchen cupboards and the living room to store the kitchen swing bin and the recycling bags and coped fine with that. The Letting Agent is saying that the tenant is a bit of a neat freak. Unsure how being a neat freak is my problem.
Do you have no sense of smell? Stashing your rubbish between kitchen cupboards and in the living room for a fortnight makes you sound like a clatty midden. You were fortunate that you were out of the flat most days so were generating rubbish elsewhere but that is clearly not the case for your tenant.
If there's no space for a wheelie bin and there's no communal bin how would her rubbish get collected as I know many councils won't accept bags left at the kerbside, they need to be inside a bin?
You might have refused to show the SIL a copy of the deeds but he can download them quite easily for £3 from the Land Registry.
It sounds like the property isn't suitable for the current tenant and to be honest I'm not sure it will suit many other tenants. Perhaps next time it is advertised you should make it crystal clear that the tenant is expected to keep rubbish inside for a fortnight or take it to the tip themselves.0 -
Pixie, I'd assume the bin was airtight enough that that wasn't a problem... I agree the property set up is weird, but that's the lack of outside space, not something the OP can change! And her rubbish is being collected.
Maybe one of the cupboards (eg under sink) could have a bin installed in it for food waste etc that might smell? Then it's just recycling that's a pain. No local recycling points? Our council doesn't collect glass but we're practically overrun with on street recycling points; there's one opposite my flat maybe 10 yards further than our actual bin store. Anything like that in your area that she could walk her recycling to?0 -
As has been suggested, the tenant could make a polite request of a neighbour or the business next door to be allowed to stand a bin on their property.
They might refuse, in which case she could ask the SIL if he would be prepared to take the bag to the tip.
I suppose she could ask a friend or neighbour who drives if he would take the bag to the tip on the basis that she would pay for the petrol - or she could pay for a cab.
In the end, if she simply is not happy in the flat, it would be better to release her from the tenancy?
Clearly you will want to explain the situation to your next tenant to avoid a repetition of the complaints.
With regard to the deeds, the SIL could get them from the LR if he wants them.
I am finding it difficult to understand why there is no garden/ yard/area/lane behind what is essentially the ground floor of a terraced house?0 -
I can't see the problem. I'd have a swing top bin/similar in the kitchen and put the recycling and general waste into that - by dropping two rubbish sacks into the one bin and just being careful which I put any item into.
It's not rocket science... then, on alternate weeks, remove the relevant bag and put it out.
For smellies... she can take it out with her, in a tiny little bag from old food packaging and plop it into a local public bin in passing.... lots about if you look for them. I don't have smelly food lying about; what comes into the house I pretty much eat 99.99% of.0 -
Can you post a picture (non identifying) of the area around the flat. I have never heard of anyone not having some way of storing a bin or having somewhere they can leave the bags
I would also ask a local neighbour maybe someone who does not generate too much waste if I could share their bin. Or as Pasturesnew says I would get rid of waste daily into local bins that are sited in parks etc0 -
Perhaps a waste disposal unit could be fitted which should obviate food smells?0

On my road we each have two bins outside on the pavement. It doesn’t seem to cause problems. If someone came and took them away I’d be livid.
I wonder how long those saying they can’t see the problem would maintain that if they lost their bins.0 -

Here is the picture off googlemaps and the plan from land registry.
You will be able to tell from the picture that there is absolutely no where to do this.
The local neighbours only take their bins out on collection day and have rear gardens as you can tell from the land registry cut out where as the road into the business park would disect any garden were it there.0 -

I have as good as said to the letting agent that this might be an option if the tenant is not happy at the flat that she could be released.
The SIL is more then welcome to buy the deeds from the land registry if he wants to go down that route but there is nothing that he can do legally about them so unsure why he wont believe what i have to say in regard to my own property.
On the photos I have posted below of the property, you will see what I mean on googlemaps and the land title.
I will make it clear to any future tenant that this is what they are getting but then again I am not charging the greatest amount for this flat.0
