    No news from the second viewing on mine and the estate agent left the garage unlocked. Good job I checked the house soon afterwards. I think these viewers are messing around tbh. They've asked ridiculous questions and been quite demanding yet have not made an offer. I will be taking the house off the market at the end of this week and swapping it to a different agent that I can manage more myself. Am sick of all this uncertainty, it's really getting me down today.

    That's fantastic news that you've accepted an offer so close to the asking price! 

    I've got everything crossed that the dream house becomes yours. Remember to make sure that whoever is doing the negotiating on your behalf should make it clear that you've already accepted an offer on your house (so you're in a stronger position than someone who hasn't listed their house for example) and that you've flexible on moving dates. 

    When we were buying our house, we put in an offer lower than the asking price but as we weren't selling our flat, we weren't in a chain and could move instantly. The seller said that's what swayed her as she had already made an offer on another house so she accepted the lower offer on the proviso that we could move in 6 weeks. It's always worth pointing out the positives, obvious as they may be, as it could have some effect on the decision.

    Thank you everyone, I so appreciate the finger and toe crossing. If you could keep them crossed a little longer that would be great as they are not making a decision on offers until the weekend which is proving quite a stressful wait. It has been such a popular house as it’s beautiful, and there have already been several offers including mine. The vendor contacted me today via fb (we know each other through school without knowing each other iykwim) and said the offers had been the same as mine so far, and unless someone places a considerably larger offer before Saturday night, they will go with mine. I got excited, but there are 11 viewings booked between now and then and only £5k between mine and asking price at the moment. I don’t ave that extra £5k to offer though unfortunately. If I don’t get it I will be devastated but I guess it means it’s not meant to be. :( The only plus side I can think of is that this is the very top of my budget so maybe I’ll find something cheaper instead...  :/

    I viewed another house today, much cheaper and was looking promising until we got to the last room to find the whole back extension has structural issues and needs tearing down plus a new roof on the whole thing. Why do they think people won’t notice this?!
    I am viewing two more on Saturday, one is lovely but again, £5k-£10k over budget and at the moment they probably won’t need to take anything but asking price; the other is affordable but overpriced IMO and not really in the area I was hoping to be in. Both are worth a look though, so we shall see. 

    The day started horrendously. I won’t go into detail, but I had to call an ambulance for my Mum from  my house this morning, we live 3-4 hours away from them. She was in such agony that she collapsed during a phone call whilst my Dad had popped out. It was harrowing to say the least having to hang up on her to call the ambulance and the trying to call her back. It has been a long day and quite upsetting at times so I’m off to bed now to try and get some sleep.
