    I can't believe those couples were so naive. Really very little planning. If you're going into business, you need to at least do your research in advance.

    His budget increased from £60k to £203k - that's some reckless spending. It was all spend on fixtures and fittings too, which beyond a certain level are just a gift to the buyer: a £300-per-metre worktop doesn't 'earn' any more than a £100-per-metre worktop, surely? I bet his 'only looks good for six months before it looks hilariously dated' kitchen and bathrooms manufacturer is laughing all the way to the bank anyway...

    Anyone know where the house is and what percentage of the increase was due solely to Stanmore's rocketing house prices?

    Couldn't find it on rightmove. People in that area use up to 10 agents to sell a house :eek: One house has an entire RM page to itself!! It is totally normal for a house to have 4 agents :confused:

    That was a joke really. I just laughed. Thinking that value comes in the form of incredibly expensive fittings. I noted they went totally nuts in Bathstore as well as the kitchen shop. Someone had a good sales week there!

    I think generally people go with discounted commission on sole agency. If that hasn't sold within a few weeks they go multi agency with 2 more. After another week they think they are paying the same fee however many agents and so go with everyone in sight. A bit of a joke really as the house gets over exposed in the local rag and people think its been on the market ages so either there is something wrong with it or its overpriced.

    It drives me nuts that vendors are too dim and/or greedy to realise this. If your house doesn't sell, it's too expensive - how difficult is it to understand that one simple fact?

    There's a house I like near where I live that sold for £695k 18 months ago. It's had around £60k (£80k if I'm being kind) spent on it, and now they want £1.2m for it. It had four months of pre-marketing and then two months of viewings and still hasn't got any offers. Have they reduced the price? No. It's at least £300k overpriced and that's even if you allow for the 20% average annual increase in prices around here.

    And now 4 other similar houses have come on at £1.2m or above - even though THE HOUSE WITH THE KITE-FLYING PRICE HAS NO OFFERS after six months on the market.

    I swear to God the country has gone mad. Laminate flooring and a lick of paint isn't going to make you a millionaire:rotfl:

    I must admit I'm pleasantly surprised by Stanmore (have also been going onto Rightmove to have a nosey peek;) ) and what you get for your money.

    But I don't believe in buying done-up - "worst house, best street" or nothing for me:D
