    The second house certainly looks nicer from the road but there are several things about yours including that kitchen and bathroom that I personally love. I have seen houses with nice cars like that one in front of them. There was a show a fair few years back on tv, can't remember what it was called which recommended parking a nice car in the pictures so potential buyers can aspire to be as rich as the current owners.....of course usually its the estate agents car, but it doesn't put me off. Good luck with it

    Thank you both. As far as I'm conerned if people have taken the time to read the post and look at the house and give feedback then it's the least I can do. Thanks to all the replies and feedback (both good and bad) we've got some really great ideas about how we can market the house better.

    I absolutely love the kitchen and bathroom! I second the suggestion of jazzing up the bedding. it just looks a bit studenty compared to the attention to detail you've given to the kitchen and that shower - wow! Love it.
    Better lightshades, bolder bedding which is ironed (sorry, I hate myself for suggesting ironing as I rarely do) and crisp would attract the buyers you're after.

    Very much a marmite kitchen. I hate it, but can see how others might like it.


    The house is generally well presented, but I suppose the exterior doesnt quite match up to the house at £272,500


    I actually dont think OPs is too overpriced when you compare bedroom sizes, just needs the right buyer. If you dont need to sell in a hurry perhaps just drop to £275,000 to speed things up.

    Thanks Parking. I'm working on the description to make the sizes more of a selling feature and we are going to try and spruce up the front as much as possible.

    Thank you WLondoner. I've been out today and purchased new bedding and accessories for the bedrooms to try and stage as more of a family home. Once you the pics are re-done and on the website I'll post an update.

    Fair question Gwendo. The only sales on our road have been for smaller houses, semis and bungalows. None of the larger south facing 4 beds on the road have been sold for years so it's hard to gauge prices other than to look at the estate as a whole. As i mentioned before the price is what the EA have all suggested but perhaps they are too optimisitic. I'll try the suggestions we've had and if we still get no joy then price will have to be next.
