    I would guess freehold, but silence might arouse suspicion that you're trying to hide a leasehold.

    That can sometimes be a problem when you opt for a pay upfront listing service, rather than a traditional agent. The firm you are using have presumably received their fee (or at least got a binding contract that they will receive a fee in 6 months, regardless of whether you've sold), and therefore the incentive for them to get your property sold is greatly diminished.

    Totally agree with all of the above. OP, I think you might be well served by reading at least a dozen other Rightmove ads and seeing how well they can be worded. You could focus on your immediate competition (location plus 1/4 mile or something but random picks might be better) Just see how this one is worded, for instance. The writing, for an EA, is such that I am instantly interested and want to read more. All the best novels have you hooked after the first sentence. You are potentially selling a dream, depending on your target market; not just real estate.

    Dimensions are one of the first things I look for and, for maximum usefulness, should be given in both imperial and metric measurements (I suppose, albeit I belong to generation will-never-think-in-metres, so there!)

    The drive looks as if you struggle to park two fairly small cars. What if a potential buyer had an estate? I remember viewing one house whose drive was shorter than our car. If you have adequate parking space, show it.

    I agree the decor, especially that of the kitchen, will divide your buyers. I went through the first five or six pics saying, "No, no, no, NO!" Those red tiles, I'm sorry. HTH, good luck and please let us know how you get on.

    Thanks Smodlet. I like the suggestion of comparing the other ads and pinching some ideas on wording - looks like I have my homework for the next couple of evenings.
    The drive actually fits 3 cars and mine is a large Audi A7 so the pic is definitely not getting that across!

    The description is really weird one, just list of rooms. Try to sell it bit harder.
    Kitchen and shower are definitely not in my style - and for me it would be "nah", but some people might like it. One of the bedrooms have really dark paint on the wall - not huge problem - but you need to get people through the door - could you paint it to something more neutral
    Garden looks nice and very tidy.
    And pictures could be improved in quality.

    Cheers Quick, I completely agree about the description, it's the standard one that was produced by the EA. I'm defintely going to re-write it.
    I'm hesitant to start re-painting yet, but I'm definitely not going to rule it out. I'll see if a new description and better pics starts getting anymore bodies through the door and then decide if more drastic measures (ie dreaded DIY!) are needed.

    Haha this made me chuckle Smodlet!! I'll try and pull something together this evening and then I'll post it to see what people think. I'd be extremely grateful for your suggestions!
