I've got nothing useful to add, but nice to see OP taking suggestions (and criticism) on board with such good grace.0

I was about to say the same thing! So refreshing! :TAgeing is a privilege not everyone gets.

Very much a marmite kitchen. I hate it, but can see how others might like it.
The house is generally well presented, but I suppose the exterior doesnt quite match up to the house at £272,500
I actually dont think OPs is too overpriced when you compare bedroom sizes, just needs the right buyer. If you dont need to sell in a hurry perhaps just drop to £275,000 to speed things up.0 -

Pity OP has an Audi.0 -
I like the kitchen, bathroom and garden
Also the nice car looks good out the front lol
Not too keen on the decor in bedrooms but nothing screamed out as horrible
Good luck with the sale0 -
Why do you feel yours is worth so much more than other recent comparable sales on Rowan Drv?
You've absolutely smashed the price ceiling for your street with your current asking price,0 -

The main difference is that the OP's garage has been converted to storage/utility room and WC which I think is much better as most modern cars don't fit in most garages anyway.
I too prefer the OP's house, including the garage conversion, although I prefer the garden of the other. The OP's garden, however, is a blank canvas, so better in a way because a new buyer can put their own stamp on it.(AKA HRH_MUngo)

It's looks nice overall. Presented well downstairs, clean. Looks like you've spent money on nice kitchens and bathrooms even if their being dark may put some people off.
Remove the car from the front gravel. Put some colourful planting in pots or something by front windows. Take photo when the sky is blue and sun out.
Some of the photos e.g. dining room are rather dark, can you lighten or retake.
The shower looks cool.
Could declutter a bit in the brown striped wall bedroom.
The bedroom with the grey/blue wall has an awful pic. Too dark. Put the light off, straighten the blind, try to get a lighter photo.
In bedroom with stripy duvet cover, clear plastic bags from under the bed.
Bedroom light shades look studenty, can you upgrade?
Even so it looks a tidy well maintained house - I like it.
Thanks Franklee, some really useful suggestions. I'm defintely going to steal the flower pots from the back garden and put them out the front for a photo shoot!0 -
I like your house. I think the kitchen is fab!
But the photos do let it down. The flare in the garden picture doesn't show off your garden in the best light.
And I know I am being picky, but the last 2 bedroom photos don't do it justice, suggest you jazz up with nicer duvet covers :-)
But on the whole, I would view your house on those pictures up.
Thanks Doodles. Great idea about the duvet covers. We are thinking of repainting a couple of the rooms and putting on slightly more feminine duvet covers and beg/borrow/steal some accessories to give a bit of balance.0
