            According to the floorplan, there are 4 bedrooms on the first floor. Three of the bedrooms have the labels inside the rooms and the fourth (next to the bathroom) has a line going out to a label at the bottom.
 Then there are 2 further bedrooms on the second floor - that's the 6 bedrooms.0

 The EA could be including the 'Store' on the 2nd floor as a bedroom, which seems such a wasted space when it could accommodate a shower room for the two bedrooms up there.
 Or there is a small room on the first floor next to the bathroom that has no title or dimensions. Is that a bedroom, if not what is it? Again another space that could accommodate a shower room.

 Yes but for some reason it isn't drawn with a door on the plan which a bedroom would require, perhaps that's why it's getting overlooked as a possible bedroom?             Your EA has done you no favours. Reduce the photo's to 10 or 12 and get fresh ones done to the rear garden and to the front of the house (I'm sure you can park 2/3 cars on there)
 OP just how do you manage with just one bathroom - you appear to have a young family. Imagine the same house with 3 teenagers.Never pay on an estimated bill. Always read and understand your bill0

            if we do this search of just Wallasey 5 bed +
 5bed+ inc SSTC
 There are 47 houses for sale and 31 SSTC(total 78)
 yours is 14th out of 47 if you take out the obviously better/expensive ones and investments 3rd. so right at the top of what is available.
 of the 31 SSTC there are only 3 above your price and this was the closest at £381k
 There is a lot of house but the balance is wrong for a lot of people which as others have said may explain the lack of viewings
 Think target markets.
 For larger families that need the rooms they will want/need more bathrooms.
 For a house this size there should also be a utility/laundry room taking the clothes washing away from the kitchen.
 The attic rooms are dormers so not as spacious as they look on the plan.
 That 2nd floor would have been better developed as a master suite with bed/bath/dressing/nursery room, or hide away for kids.
 For smaller families there are plenty of properties big enough but much cheaper, even with 2 kids you start to rattle around with rooms in your place, you would soon be wanting to change them to something else like bathrooms ensuites.
 lots of rooms in a house lend themselves to shares but again the bathrooms are an issue.
 Couples just too big and if you have family/friends stay again you want bathrooms.
 The place is nice and it looks like a lot of thought and maybe money has been spent making it look good but we a drifting into style/look over function.
 Take the cloak room it is in the middle of the house where you really need this near one of the entrances for taking off clothes boots shoes.
 Another niggle is the second sitting room you have the TV in front of the door which says the room can't be set up any other way and can't be used with garden access.
 The kitchen design does not lend itself to families and the long run breaks the triangle rule, the room is screaming for the kitchen being at one end with breakfast bar island and dining/family at the other end.
 How old is that extension?
