    It's very well presented, I'm loving the high ceilings, large windows and stained glass.

    Agree the bedrooms are confusing. The floor plan should have the bedrooms numbered to ease mapping description to floor plan. The agent seems to have given up drawing the room at the top of the stairs, it has no door and is not labelled at all. I'm assuming that's bedroom6/study but I shouldn't have to puzzle it out.

    It would also help to label the pictures to match the floor plan. Calling something Picture 11 isn't much use, it should be living room 3, or sitting room 3 etc.

    Although I agree some should be culled I don't mind that many pictures but what niggles is the order jumps about. I would prefer the pictures of any one room to be next to each other.

    Am not keen on the kitchen layout, the triangle between sink, fridge and hob involves a lot of walking but there isn't anything to be done about that.

    Your pet's bowls should not be in the photos.

    Can't comment on price as do not know the area. It's would be much more expensive here but the question is for your area can a buyer get a good sized detached for that money?

    Beautiful house and I love most of the wallpaper but can sort of understand why it's best to sell in neutral colours. Something we've never done in the six houses we've had though.

    The main things that would put me off are:

    1. Only one bathroom.
    2. Garden size.

    And just a thought I'd probably call the 2nd (smallest reception) a dining room. I know you have a kitchen diner but I always think a separate dining room is nice when you have guests. Saying that that's what we have and it's only used at Christmas.

    Forgot to say too many photos as well.

    I'm with the majority, not enough bathrooms and too small a garden for the type of house. If this isn't reflected in the price then price is your problem.

    I agree with the others - your problem is only having one bathroom for 6 bedrooms.

    Anyone who does view your house will be mentally working out the cost of fitting in 2 en-suites - so your asking price is probably too high.

    Not really no, I am saying that we won't be installing a second bathroom before we move. The house three doors down from us has just sold for we believe 399,950 with a second bathroom so I believe that our asking price is realistic for the house as it stands.

    The photos are badly ordered, not labelled, and many of them lack contrast or are whited out.

    The "study" photo looks very cluttered and it's completely unclear what room it is.

    I don't mind the blue carpet. Some people might but it's only one room. The barbed wire hearts look a bit sadomasochistic though.

    I like the understair seating area but not sure if it's the best use of the space.

    Big drawback is number of bathrooms and the coat storage in the downstairs bog. I'd be very surprised if you can't put a shower cubicle in the downstairs cloakroom very affordably and with little disruption, which would give you a second bathroom. It wouldn't be ideal, but I think it would change it from being a deal-breaker for many people, and make "we'll think about putting an en-suite in" something people can aspire to rather than it being an urgent necessity. Then you need to find somewhere to put the coats.

    Get an estimate for putting a shower room in the 2nd floor store, or even lose the small bedroom up there for a shower room. Having to go downstairs in the middle of the night for a wee will rule out those two bedrooms for many people, especially young children.
    A kind word lasts a minute, a skelped erse is sair for a day.

    It's a lovely house. Wouldn't reduce price any further just yet. There are too many photos, and they're really poor quality. Obviously done by an estate agent on a camera phone rather than using a dSLR with a proper lenses. At the wrong time of day. Ask for them to be redone free of charge.

    I only count five bedrooms though. No point pretending there are six. You can't call a cupboard a bedroom. Or one of the downstairs receptions on a house that size.
