Critique our house please

We have had our house on the market since end of February, originally at £389,950 but reduced to £375,000 about two weeks ago.

In total we have had four viewings (two since the price reduction) but so far no offers.

I appreciate that the price is towards the upper end of the market for our location but would appreciate any objective opinions about what (if anything) needs addressing and what action we should take to increase saleability.

    I think your house is wonderful family home with some amazing features such as the snug where the chaise long is!!
    I even like your cat!

    Some people might like more loos/bathrooms though and I have no idea if the asking price is set right because I don't know the area.

    I feel I could move straight in apart from the royal blue carpet and the fridge magnets, lol!!

    Good luck, I'm sure you'll sell it very soon.

    Can you just clarify where bedroom 6 is on the floorplan?

    Your decor isn't to my taste but that won't be stopping offers.

    My only real critique on a glance is that (and I have very rarely thought this) there are too many pictures. 55 may be OK for Balmoral but I think you need to rationalise and focus. And while I say focus, I thought the pics aren't very sharp either.

    I'm not keen on all the shoes, coats and ironing board in the downstairs toilet. If building a cupboard or moving it all out of the room isn't practicable you could get a cheap, extendable rail for a shower curtain and a curtain to hide it.

    The first thing that comes to mind is 55 pictures! :eek:
    Probably a bit overkill! Here's a picture of the garden from the back left, here's a picture of the garden from the back right etc. Just show a simple picture of the garden. Leave the rest for when people come to view.

    I think it's the one next to the bathroom. The odd shaped one. An arrow probably would have been better than a straight line. Maybe would have been better to put the description of the room to the right as it's not immediately clear.

    In my mind though, the back garden doesn't do it for me. It feels as though it should be "bigger" somehow, in keeping with the size of the house. I don't think that the standard of the garden is as high as that of the house and feel that this could be an issue. The garden would be the deal breaker for me I'm afraid

  • Tbh, when people usually post this question and I take a look at the link, I think "Oh no, it's awful, no wonder it hasn't sold" but I have to confess I just love everything about your gorgeous character house and would bite your hand off if I was looking to buy in that part of the country! I don't even think the 55 pictures are excessive; having that number certainly doesn't make me feel I've seen it all and I personally think it's helpful to see things from different angles. A genuine buyer will still be more than keen to view.
    I don't know your region at all, but I can't see anything I would change about your house and can only guess it *may* be the price?

    I think it's a beautiful house.

    However, I would expect a 6 bed house to have more than one bathroom. It would have been better to make the store cupboard on the 2nd floor an ensuite.

    I also agree that there are too many photos, a lot of which are unnecessary.
  • I think that for that price the lack of an en-suite is one of the main things that is putting people off.

    I guess the garden photos were taken in the winter, so it looks bare. A few bedding plants and pots by the front door would make it look more welcoming from the outside, and surely the back garden could be photographed to make it look larger even if it isn't very big.

    If I were being picky, I would say 6 bedrooms does not go with a semi and perhaps those who need so much room would want a detached and maybe bigger garden? This sounds strange but I would think about one or two rooms being different eg a study and nursery. Also are you on a main road? Lots of pics of inside but I do not get a clear idea if surroundings from the pictures.

    I am really being picky though I think it is a beautiful house.
