I think you might have had a narrow escape on donegal park avenue to be honest (if it's where I think it is, off donegal road). You're right there are a lot of shysters out there. Which EA did you use BTW?0 -
You're in a difficult rental bracket. I think that anything for under 600 a month is either going to be a flat or is going to be dated and is going to appeal to the FTBers who aren't buying at the moment so there's more competition.
When we were looking to rent the budget was 800 a month as that was high enough to take in better houses in good areas and there was little competition. Also, in that price range you can look at houses on for 900 as they are more difficult to let and LLs are inclined to be more open to lower offers.

I'm not too sure if you have completely discounted Bangor, but I just had a quick look and there are some terrific family-sized properties for rent for £600 or less - this one is only a few minutes from me which means you would be in walking distance of the beach :j It's a 4-bed, 3-rec detached house with a garage and a good sized garden - plus it looks in fairly good nic from the pics:

This property is on James Mount - another great location close to Ballyholme - its also detached with a garage and 3 beds/2 rec ad a garden - only £575 including rates:

Obviously, Bangor wont have the same buzz as Belfast, but you have the beach nearby if you pick a property like the 2 above, close to Ballyholme and there are plenty of pubs in Bangor for a night out. Also, Belfast is about 30 mins drive away (longer during rush hour) and the train also serves Bangor - the express train takes only around 20 mins.0 -

Think I went to view a house there once. I think one end is dodge and the other end is okay. You really need good local knowledge to rent in North Belfast!Stercus accidit0

Its up in a well to do area in the north of the city- it was mortin pinpoint (we also dealt with their south belfast branch and they were really dead on- think it was just someone with ideas above their station!!)

i think at the moment we are going to go back to basics, look at the south with a max budget of .....(god, I hate to say it) of £700..the house better have a golden doorbut dont be surprised if I end up bugging you for info on bangor:T

You could look at houses around the 800 and then negotiate
Might be worth trying some other EAs -some specialise in more studenty type houses. Been so long since I was renting I can't remember now but I would wonder about Hampton Estates on the Ormeau - just had a quick look at their website and they seem to have houses in areas I would be v happy to live in at reasonable prices http://www.hamptonestates.co.uk/0 -
