I live up the top end of Belmont road- takes me 15 minutes on the bus 20 in rush hour- rent is reasonable and rates included!!!
Great place and very quiet- used to live smack bang in town and would not reccomend it.
Try looking on propertynews.com and look anywhere east of the police station on holywood road should be fine and the further out you go the cheaper it gets- i really would not reccomend anywhere on lisburn road as the traffic is horrendous down there especially on the bus. If you get anywher ein Sydenham off the holywood road you are also right by the train station.

Ormeau / Ravenhill is the place to be - you'll not regret it- myself and my wife moved to Rosetta 3 years ago to live - love it love it love it - don't think we'll move back to country. There are few house for rent up there too..
Buses are no problem to city centre and its very easy to drive into town (just take back roads around Cregagh rd at rush hour and my wife hates driving and she can manage it).
Social life is good plenty of great bars and restaurants and an abundence of top notch schools, e.g. Aquinos (i think its called on ravenhill - (came top 5 grammar), Wellington college, several primarys... it also is beside forestside for shopping and you are only 10 mns from m1 to get home..
Go to Hampton Estates on the Ormeau road or Gerry O'Connor or McQuoids - they have a few properties. Again you are ideal tenants so you should have no problem.:j

Florida Drive
Woodbreda Drive
Upper Newtownards Road
Have found some nice houses but dont have a notion what the areas are like lol!

I would def try negotiation. EG the house you saw I would try saying that I would take it but only if rates are included. What do you have to lose??
I do know private landlords who have def done deals to get the right tenants, in fact mostly these days they're so relieved to get anyone that they will def negotiate...I'd start by saying you like the house and you're prepared to commit to (??a year??) tenancy but the price is too high and see how much you can get them down...0 -
OP, definitely don't pay rates on top of rent - about 95% of rentals in Belfast include rates.
Another vote for the Ormeau Road here, or the top end of Ravenhill!
