What I don't understand - and this is not a criticism of Mr SP - is how one can lend a friend £5000 just like that without a paper trail? It seems so typical that there doesn't seem to be any receipt for the money and of course the friend is becoming abusive. Does anybody else feel the same? Is it a coincidence that Mr SP has the same initials as the website used by a lot of below-market value operators?

Best advice if you do intend to sell and rent back is not to pay for a valuation. Anyone genuinely intending to buy your house will do their own valuation. The 6 months and homeless issue is a problem, most mortgage lenders will not allow ASTs longer than a year, so the buyer-landlord's hands are tied. "A quick sale" are the operators in this area with the most integrity, but the whole area is unregulated.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. To put it another way. You cannot sell your house and rent back your house.
You can only sell your house and rent back THEIR house.
That's who's house it is then, and they will treat it, and you accordingly once the sale has gone through.0 -

did you ever do a 'statement of affairs'? If so did you get advice about where you could trim it? If so have you acted upon any of it? If not then why if it will save your home?

Sorry about the delay, I have done it, I am now a tennent. Feels wierd, much better of every month, had a good Christmas, feeling numb, it was a non event really, one day I have a mortgage and the next a rent book. Not as distressed as I was. Still have the roof over my head. Quite calm.0

hello Mr S_P - I was wondering a few days what decision you had made. I saw an advert on TV guaranteeing the seller they could stay in their house for 10 years.
How does the future pan out for you now with regards to the house?
