Although I wouldn't call a 15'3 x 9'2 sitting room "terribly small", people might well get that impression from the current picture that makes it look smaller than it really is, since it only shows one end of the room. Unless someone actually bothers to read room measurements (and how many do?) they might never realise. This is one picture I really would retake asap.
I totally agree about showing the "conservatory that isn't" as a study (btw what on earth are those high opaque panels all about? They defeat the objective of a conservatory and make it look like an attempt to hide a view, or to stop neighbours peering in!) While I was at it (and if this was my house) I'd put some semi sheer white roller blinds up at those conservatory windows to reach halfway down the walls, making it look more like a proper room, and less like a portakabin.
I also agree about adding some bright accessories in the bedrooms, but it's obvious that you've taken the trouble to present the house nicely and it's got a lot of appeal. I also raise my hat to you for graciously taking suggestions on board; it's brave to put your house under public scrutiny.

A look on google maps and there is a ton of parking spaces, a check on the planning should get the ratio to residences, round our way new build infill like this don't get enough.
Having said before people seem to be buying 3 beds someone has offered on this one(smaller) on the same estate so I think your pricing is probably about right for someone looking for a newish walk in ready property.
extending the "more like this" out to 1m there are more 3 beds cheaper some under £200k
I would be tempted to look at this first and have £30k in the bank0 -
I think the images look fantastic and clean. Perhaps you could include the image of the house plan, area / locality image or a map of the area. That would give a better idea about the property.0

I do agree about the conservatory, what could be a pleasant garden room seems spoiled by the white panels. I am guessing the ones at the back that are full height are for privacy as face the neighbour, but anyone sitting down will just have a view of white panel towards the garden and other side.
I would definitely replace those with glazed panels and remove some of the furniture in there. You're probably quite limited with furniture looking at the floorpan as there are two doors there, one in and one out, but only the one from the house to the conservatory opens into the conservatory itself - perhaps have a small 2-person dining table in there against the window itself?
With the UPVC replaced with glazing and the table there, this would present it as a nice usable intimate space. As it is there now, I cant imagine fitting in the seats with the table there now as there doesn't appear to be enough leg room. Go for compact seats/table to create the illusion of space, or lose the table and just have single row seating against the white UPVC wall showing a space to relax and look out into the garden0 -
The first picture of (what I assume is) the master bedroom is fine, but for some reason the second makes it look small. It doesn't even look like a full sized bed to me (I know it is - just the photo seems squished).
I'm not sure the second photo really adds anything at all, it's not like it shows any additional furniture. Where are the wardrobes in that room? Could you change the picture for one at a different angle that shows them?0 -
I agree the house is beautiful but it looks as though the homes have just been built in the middle of a car park. Very little green. But that's just me, we are an outdoorsy family and the lack of a large garden, trees, and green are a major put off for us. On the other hand, you will have parents that work and don't want to spend all their family time maintaining a garden.0

I love you style it's very much my to my own taste, but for selling, you may want to consider warming the bedrooms up cheaply by adding some colour the minimalist look can be very cold looking.
The lease parking would take it off the table for us with us needing two cars,which is pretty much the norm nowadays,if you have alternative parking available or reliable public transport links get this in your listing.
