I guess some people may think it!!!8217;s not gone up 25k in value in the 18 months that you owned it.
The pictures look good and interior looks well presented. I guess it comes down to price in the end.

Thank you. Will definitely revisit the price if not much interest in the next few weeks, 2x local agents gave me estimate of 210-215k, so still feeling hopeful :A

For me personally the pics of the lounge are taken quite badly, it looks like a hallway. On the floor plan the lounge looks big but the photos show all the furniture squashed into one end, no telly, freestanding fireplace?, doesn!!!8217;t give the impression of a !!!8216;homely!!!8217; room where you!!!8217;d relax at the end of the day. Every other pic looks lovely :)

thank you for a comment! I will see if I can get a good photo from a different angle, there is definitely a telly and more furniture at the other side :)

I love you style it's very much my to my own taste, but for selling, you may want to consider warming the bedrooms up cheaply by adding some colour the minimalist look can be very cold looking.
The lease parking would take it off the table for us with us needing two cars, which is pretty much the norm nowadays,if you have alternative parking available or reliable public transport links get this in your listing.
    Good luck

    This one?

It doesn't say freehold. For new builds gone are the days when we can assume a house is freehold so the listing should say what it is.

How does the leased parking space work?

Overall presentation is neat and clean, looks well kept and carefully styled.

Conservatory is over furnished doesn't look room to sit down.

In living room I know we are supposed to declutter but where is the TV?

Puzzled buy the desk area in B2. Looks like there is a window there but the floor plan doesn't show that room as having two windows.

Which way does the garden face? If south or west may as well say so.

Pity it wasn't sunny when the photos were taken.

A lot of good points, thank you! Will revisit everything and ask EA to update the advert.

It is freehold with a private leased parking space that costs £7 per month. But there is plenty of free parking around including visitors parking. I'll get all that noted!

I'll revisit conservatory styling and retake the photo.

Desk area! is my vanity/dressing table with lights around it. I thought it will brighten up the photo and look cool. but definitely don't want to confuse people with this. will retake this.

I think garden is facing west - I'll mention that and retake the photo today - seems to be sunny.

    thank you so much!

The sold prices listing seems to have a mix of Flat, Leasehold (New Build) and Terraced, Freehold?

Also confused by what's going on a number 56 which from the photos looks identical (maybe next door) but has sold prices approx. half the price. Is it shared ownership or something?

yes, these are fairly new build (10 years), and they had many different options for purchasing at the beggining. No 56 is indeed shared ownership. Ours is freehold though.
  • Photo 3 put me off - it looks like an external door (which I thought was the front door) leading directly into the lounge, which would always put me off. From the floor plan I can see it's a door into the conservatory, but I wouldn't necessarily have looked past photo 3 to find that out. The photo of the consevatory makes it look unattractive (can you actually see out into the garden when seated?) and makes me wonder what value the conservatory adds and what it's use is...

good point regarding the external door, I didn't think of this! Will replace that with one of a different angle to show the TV etc.

conservatory - I get your point, will think about it.

    thank you!

House looks immaculate. It says there is one allocated parking place. What if the buyers have 2 cars, quite common these days. What about visitor parking?

good point, thank you. there is actually plenty of parking - I'll get that noted on the advert. you can get a private leased parking space that costs £7 per month. But there is plenty of free parking around including visitors parking.

thank you so much! I shoud definitely explain there is a lot of parking, not only the one private lease space
  • For me personally, I think it looks soulless. The rooms look small and cramped and the whole house lacks personality. I also thought the door in the living room was an external door. The conservatory looks like a waiting room and the garden is too small. All that said, I don't like new builds so I'd dismiss it immediately.

It is immaculate though and someone will love it.
