    Beautiful house. The only suggestions I would make are to remove the cream tub chair from the living room as it looks crowded and stands out too much (distracting); and change the conservatory furniture for something much smaller and less stark.
    It looks a bit utilitarian in there at the minute, and could do with softening with furnishings. Maybe the tub chair?

    That Said, this is very picky. The house is immaculate, so imo highly unlikely that pictures or furniture placement is going to have the slightest impact on your sale prospects.

    28 14sstc 10 were 3 beds

    Nice tidy place for me the main problem is the conservatory is more a back porch far too small, full width garden room open onto a outdoor seating/BBQ area would have been a much better addition.

    Nice house, but you have 2 problems:

    1. 3 bed houses are going for not that much more than you are asking.

    2. The conservatory. It looks like a taxi office waiting room. Whatever you do to it, it will never come across as a 'restful garden room' - so how about a change of furniture to present it as a useful study?

    The two things no-one has mentioned to date:
    1. There's something slightly "fuzzy" about the photos. Particularly with so much in your house being white then something needs to be done to make them clearer/brighter. My last house had a lot of white - and the photos made it look positively glowy/welcoming.

    2. I'm puzzling myself about the hard ground to the right of your house. I think my first question would be "Would I own any of that?" (though I assume the answer is - "No - the house doesn't have any side garden"). I'm wondering about that hard ground behind the houses - and assume it's basically a mini carpark (ie and that that is where you have your carparking space). I would want to know more details about that. Admits I'd be offput if strangers (neighbours or otherwise) were driving past the side of my house onto that hard land.

    In my own case = I don't own a car and would wander if there's any way I could keep other house-owners nearby from using "my" space (ie so that it was always completely empty - unless one of my visitors needed it for parking on). I would worry that I would tell my visitor to park there - and find there was another vehicle squatting on it.

    3. I can't tell if you have a gate coming out from you back garden into that hard ground to the right. I'm assuming there is - but can't tell.

    thank you for your feedback. I am not impressed with the quality of the photos that the 'professional' EAs photographer took... I edited them myself at the end, but I get your point about the 'fuzzy' photos. may end up retaking them if no interest from buyers.

    good point about the road on a right, it leads to the small private parking lot. I now added this to the description (to be sent to EA tomorrow). I also noted there is a back ate to garden, also explained the parking space situation - private space available, but there is also visitors parking and extra parking in front of the house.
