We've hundreds of people post their RM link and you're probably the first to ask for it to be taken down because it may "mess up your stats". Stats don't matter, what matters is viewers through the door.
And I agree with everyone else, no way could that second bedroom be described as a double. Your ideal buyer will be someone who likes a large living/dining area, likes an ensuite, doesn't do much cooking so doesn't need large kitchen and doesn't mind a small 2nd bedroom as long as the main bedroom is of an adequate size (which yours is) and doesn't mind being opposite a pub.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -

Thanks for the comments lincroft. Guess we'll just have to wait it out for the right buyer. Reg. RM link, I thought nothing of it until someone mentioned the stats, which got me thinking about the stats. I do agree that its got to do with the right buyer than the stats. I do not mean to offend anyone, I am not a regular forum user up until now0 -

Just a quick comment on stats. Many people have RM searches set up and the majority of them have no intention of buying they are just seeking information about the value of their own property or what they could get but with no intention of buying.
The stats mean nothing, don’t be fooled by your EA they are trying to prove they are working for you.0 -

I've got to disagree with you. I have bought several flats and if the length of the lease wasn't mentioned in the listing, it would certainly be the first question I would be asking the agent.
They would normally rely on you for the info but I would prefer it if the listing said "Tenure: Leasehold 99 years from 2009" so it was one less thing I could tick off before picking up the phone.Signature on holiday for two weeks0 -

Pictures look fine, bathroom looks a bit like it could use some TLC, and I'd maybe move the cot out of the room just for the photo as it makes it look cramped, but overall nothing glaring.

It's a beautiful flat. I think it likely someone will fall in love with it.
Agree with the second bedroom comments though, present as a single to avoid disappointment and target to the appropriate buyers.
Better to under promise and over deliver.
