    The problem for an investor is that if you are buying a two bed and paying that price range you need to be able to market it to two sharers or a couple with the ability to put up friends and family and actually you can’t do that.

    It’s really a one bed with a study and it is priced as a two bed.

    IMO at the moment in my area anyway the market is very price sensitive. Market a few pounds extra and it really hits viewings.

    It doesn't matter what you use it as. If you are happy to show people around who will be subsequently disappointed, then leave it. The minimum size for a double bedroom involves being able to get out of both sides. It's about 8 x 10 feet allowing for bedside tables and a wardrobe at the bottom of the room.

    People have terrible spacial awareness. If you say double, they expect a proper double. Even the picture tells a lie. It's your own time you will waste.

    Sure, good points made, ognum. I guess what we want is a first time buyer couple like ourselves a few years ago, see the property and like it the way we did. Let's see how it goes. Appreciate the input. :)

    Probably impatient. Its been 6 days.

    You may get a lot of viewings from people assuming its the whole house from the first photo.

    Pictures look fine, bathroom looks a bit like it could use some TLC, and I'd maybe move the cot out of the room just for the photo as it makes it look cramped, but overall nothing glaring.

    Ive removed it, but your stats are really irrelevant you know. All it takes is the right person to view it to sell it.

    It could sell with 1 'look' on RM, or it might not sell with a million.
