Selling Flat - No Viewings

Hello,

Perhaps I am being a bit impatient; we put our flat up for market last friday (26/1/18) but we have had no viewings as of yet. We are confident that we got the price right as we got three valuation and all three were the same. We chose a good EA who are really proactive and marketed the property really well.

Is the market that bad for flats? When we first bought the property, there was so much of a demand that we had to pay slightly over to secure it. The property demand in the south east should be still high due to the proximity to London.


EA sent me the RM marketing report today and we have had 300+ views on RM in the last 7 days. It seems a lot but I am surprised at the lack of viewings.

Wondered what everyone here thought of the situation.

    The property is on RM when searched for properties For Sale in [Removed], within 0.25 miles.

    Probably impatient. Its been 6 days.

    You may get a lot of viewings from people assuming its the whole house from the first photo.

    Pictures look fine, bathroom looks a bit like it could use some TLC, and I'd maybe move the cot out of the room just for the photo as it makes it look cramped, but overall nothing glaring.

    it's only been a week bare in mind.

    Also depends on your local market, is it slow round there?

    Any flat will sell for a price, if your in hurry you might have to think about reducing

    thanks for the reply csgohan. It's slower than it was 2 years ago but not that bad. We are not in a hurry just that it would be nice to get some viewings, you know.

    Looks good. The only thing that I mistakenly thought was that there wouldn't be a window in the kitchen. I see that there is one so make it clearer with another pic.


    Good luck. Guessing it's just slow - the time of year isn't great to be selling!

    Give it time, I wouldn't be that worried until it had been a month without viewings. If there's not much other newly listed comparable property on the market just yet people are likely waiting until there's more to see, this should pick up in the next few weeks. Also, of you're likely to appeal to FTB most people have only just been paid since Xmas so thoughts of expensive pursuits like house buying probably not top of mind.

    Ah - just looked at streetview and noticed you're opposite a pub and its car park. That will put a lot off unfortunately...

    I hate RM listings of leasehold Property that don’t contain details of the lease arrangements.

    If you are marketing to an investor they really need these details before deciding anything.

    I would have to love the property to be bothered to contact the EA. Some EAs link to a brochure that contains the details your flat has no link.

    I suspect that your next marketing report will be even more interesting!

    In the last 40 mins, 100 people have viewed this thread, and I suspect that many of them will have clicked on the RM link.

    Your EA might be very intrigued (or excited) about the apparent huge level of interest in your flat.

    haha yes, I plan to take the thread down end of the day so that I can discount any peaks in the graph for today.
