Actually you are wrong I own several flats, in fact I offered and had my offer accepted on one on Thursday last week.
I offered my opinion, it’s up to you to decide whether to ask your EA to link to a brochure with the details or put the, on RM but if it puts me off not being there it will put others off.
I am not interested in even looking at something with what I regard as problem lease or ground rent issue.

Last Property sold for £290K have prices risen 10% in six months?
Owner of the last property passed away and the family was keen on a quick sale, we hooked them up with a friend who was looking at the time who bought the flat for £290K which was, in my opinion, a great price compared to downstairs flat that sold for £300,000 in 2016.

It's a bit out of proportion. The living room is huge but the kitchen and second bedroom are tiny.
My office is 8' x 8' and I'd say it would be a squeeze to get a single bed and chest of drawers in there. It's a one and a half bedroom flat really.

When you say it's been practical for you, what do you actually mean? Is someone staying in it full time? I only ask because my single bedroom is bigger than that and it's quite cramped when being used full time by an adult/teenager who needs storage for clothes and personal items.
We used it as a guest room as it was just me and my wife living in the flat. We do however now have a newborn, so it'll soon be converted to a nursery which the room probably is better suited as..

It's perfectly presentable. The layout is a little unorthodox, but I presume it's a conversion. I would always expect a few viewings very early on as you're simply new to market and people who have been looking a while will be waiting to pounce. I've always usually had at least two on the the first major marketing weekend which, to be fair, could be argued to be this weekend coming.
Also, that really is not a double bedroom. There's little point in trying to dupe people, or yourself, just because you can physically fit a double bed in it. Present it as it is, without the clever use of the Ikea wardrobe mirror (half depth wardrobe, I presume) otherwise you will end up with viewings that you don't need from people genuinely expecting a double. And your feedback will be "the second bedroom is too small". It is a single, it is barely bigger than a box room.
There doesn't seem to be much available in the price bracket with even a mile of the whole postcode. What is the market there? Houses, not flats?Everything that is supposed to be in heaven is already here on earth.
