I hate RM listings of leasehold Property that don’t contain details of the lease arrangements.

If you are marketing to an investor they really need these details before deciding anything.

I would have to love the property to be bothered to contact the EA. Some EAs link to a brochure that contains the details your flat has no link.

Very rarely do you get the lease details on the listing. In fact i dont think I have ever seen one. Lease can be requested I believe before placing a offer.

Ah - just looked at streetview and noticed you're opposite a pub and its car park. That will put a lot off unfortunately...

It's a really quiet village pub, in fact, it was one of the reasons we bought the flat :)

haha yes, I plan to take the thread down end of the day so that I can discount any peaks in the graph for today.

    You can't delete threads.

In which case, I might take the address details off and ask you to take the link down later, if you don't mind :)
  • I think it looks lovely. The pictures sell it well. It's in a good location for London. I have lived in Woking and commuted to London in the past and would be happy with the price. It seems good value. I think you should hold your nerve and stick with your asking price or a good long time.

I'd take those RM viewing figures with a pinch of salt. There will be competitor EAs, bots, curious neighbours, repeat views etc. In fact now there is a link in this thread, you'll probably have a few hundred more today :)

The place looks alright, be strong

Won't matter. It could be turned into a Wetherspoons, or flattened tomorrow and become an Aldi, Tesco Express, etc, or sold off as land for flats. Also, it's not so much the quiet pub that will put people off as the car park. Lots of people shouting their goodbyes or chatting loudly, standing around having a cig, engines on and off, music from cars, doors slamming, bibbing of horns, etc... It's what people will presume, even if you're going to tell me it's silent every night :)

Thanks Duckdodgers. Your comment is music to my ears. Hope to find a buyer who thinks like you soon. You don't plan on coming back to woking do you? cos I know a place you can buy! (jk!) Thanks again.

Haha, maybe. Perhaps its the EA job to clear that off the mind of the buyers. The pub really doesnt bother us as it is. In fact, we love sitting in the pub garden having a drink next to the river :)

True, and it's annoying AF. When I was looking, I reviewed dozens of listings that didn't have the lease length or service charges. So I had to send dozens of emails to EAs to get a piece of information that should be made readily available, as it's very important when deciding if the property is worth what's being asked.

Re: the listing, it's very nice apart from the bathrooms (they're a bit dreary and cramped). I was very put off by the second "double bedroom" only being 7'11" by 7'1" (just because you can cram a double bed in it, it doesn't make it a double bedroom).

Thanks Penitent. The second bedroom has been practical for us as a double bed soon to be nursery if we don't see a sale soon. :)
