I may have missed this upthread, but how does the current asking price compare to the sold prices of similar properties nearby without a static caravan?
We viewed a rural property earlier this year that had a couple of statics - in this case they were fairly old and quite tatty, lol - in the three acres of grounds. One was being lived in by the vendor's daughter, although apparently only at weekends. It was, however, billed separately for council tax - band A for the static, while the house was band D.
We weren't interested in the statics at all - there were also several outbuildings which we were interested in - but the vendor wasn't prepared to remove the statics. Nor was she flexible regarding a low offer. The property was priced at around £35k more than a similarly sized/situated house without any statics........Mortgage-free for fourteen years!

Pricing stats for the area are very few and there is very little sale in past few years. That said, the plot this house sits in is rather unique and almost double the second largest plot in the area. Pricing factor seems to be based on
size of the plot
lapsed planning permission for 2 additional and independent 3bed houses
Large than average garage
The fancy Caravan ofcourse

If you mean one single big property then yes I have that in mind too but it will cost a lot to achieve.

Looking at the details you're paying for the "plot potential" - to follow the original plan which was clearly to move into the caravan, demolish the existing property and replace it with two semis ... lapsed 5 years ago.
It's pricier than other houses have sold in the past because of that development potential.
So you have to ask yourself why you're interested in that particular house, which has no outstanding features whatsoever that most people could spot ....
A seasoned developer might, say, spot that they could squeeze FOUR houses in there .... and know how the current planning etc works so they can probably get that passed.0
