Sometimes people renege on what they say and take away something like a freezer or some curtains, getting away with it, but a residential caravan is too large to ignore!

What MITSTM said, you need to make vacant possession of this caravan, before exchange, a condition, they may be thinking they can hang on until moving day, aside you get into something extreme such as them just refusing to move after completion.0

Thank you. Planning Permission is not very clear so I will be calling them up. Someone mentioned certificate of lawfulness even if the website says there is planning permission.
That said when doing searches there was a grandmother who put a caravan [a lot smaller and in a lot smaller property] in her garden to live in and was evicted by authorities. It wasn't hidden away at all and neighbours complaint.
This property however has a rather large campus and Caravan is out of sight.Nothing is more damaging to the adventurous spirit within a man than a secure future. - Alex Supertramp0 -

Regarding the OP's situation, my view is that unless the house and gardens are that spectacular, I would be looking for somewhere else without a "lodge".If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -

Thanks Lincroft and I would normally agree with you in similar situations.
House is fairly standard and gardens are not spectacular at all.
But it is set in exceptionally large plot for the area and budget. There is enough room to build another couple of small houses in the area where Lodge is without affecting the main house. Be very careful and make absolutely sure it can legally be there in the garden (if the council deem it a permanent structure as its connected to all mains services, your in a conservation area, your house and/or garden is listed or some such reason and not temporary) it will need planning permission and liable for council tax etc.
If it doesn't have them but should have hiding in a large garden or in trees is a red herring in these days of Google Earth and anyway, a neighbor or ten will know it's there and may say nothing, until you have a disagreement over something and they decide to get their revenge by dobbing you in to the council then your into retrospective planning permission, enforcement notices and orders to remove from the council.0 -

I wonder about permission to be on the site as our council only officially allows touring caravans which do not extend in front of the building line (the original builder refused any on the site) or statics on building plots, while a house is being built there.0 -
