    Street view.

If you look at the new gate into the graveyard(2015) and zoom in through the trees you can see what looks like a green shipping container and a regular caravan in the back garden of the house.

The Fence on the boundary down the path was not there in 2012 but is in 2015.

Thanks..things have changed since street view and if you look street view from zoopla that's even older.

When facing the gate ..the B road is on left and the pathway to it is very well lit. Pathway continues on right passing number 42...graveyard boundary and entrance to church apartments then leads to a row of terrace houses on one side and bungalows on another ending in another main road. Pathway to the right is not very well lit till the row of terraces then it is well lit.

The graveyard and church have their main entrance from B road and the folks living in apartments park their cars on B road adjacent to graveyard boundary.

Does the element about graveyard worry people?

Back of 44 large trees which hides straight view but back of 42 is a small boundary and doesn't hide graveyard at all...it looks more to be part of it but it obviously doesn't bother the folks living there.

  • Am I the only one that has noticed the highest selling house in the last few years on the street was £155,000 (albeit in 2014) and said highest priced property was this one! So still with lapsed permission.

There was another at £208k but a. It was detached and b. sold just before the market crash.

The Rightmove sold prices indicate that others are selling at £130k

So you have to ask yourself is this property worth 100+k more because of a swanky caravan and a (frankly tacky) internal makeover?

Gives some protection against an infill development, would not bother me.

The original planning for that car park looks like it took into account easier access to No. 44 and said a fence should be erected along the boundary

I have been asking myself that, I believe 200K is a decent offer and will be putting it through.

I have broken it down as

    £180K without
    £200K with

Leaving the option to sell on its own with the Vendor.

For the life of me, I can't figure out which car park. The church apartment dwellers park on the road.

Presumably sell with it removed from your land before exchange ?

As an aside given the financials involved how confident are you that you'll get a mortgage (or do you not need one ?)

For this price, I would rather keep it but if the vendor find it better value to sell the caravan on its own [which is not going to be easy], I am ok with that.

We have managed to save a deposit closer to 65K without selling our current house so while things may take any direction, I am hopeful about getting a mortgage.
