When we say "without", are we meaning "with all the land, just with the physical caravan removed", or are we meaning "with the caravan and some of the land parcelled off as a separate property"...?0

The red arrows are alleyway, it is not so green anymore, the tall trees are almost gone, and it is more like a tall hedge now.

Land separation is not a consideration, land is whole reason I am so keen.
Without means no caravan thats all.

You have a point. I am not asking them to sell it without, I am putting my offer with my split of value. If they think they can get more for the caravan then they can be my guest. I.am ever so grateful for that information. I have seen some work in the graveyard compounds but it doesn't look anything other maintenance, it could be parking spaces in progress. Gate is there and it appeared to me that gate is for graveyard entrance. I will have a walk around and have another look. With the gate which is always open, I doubt car parking spaces will add to the risk.
Surprised at 42 with really small boundary fence that you can just walk over on the side alleyway and on the graveyard side. I am inclined to knock on their doors and have a chat.Nothing is more damaging to the adventurous spirit within a man than a secure future. - Alex Supertramp0
