  • I get that you obviously don't want to lose the property for a few £££, but I'm inclined to agree with lincroft - but that's probably my recent experience speaking......

    We offered 'guide price' on a house (deceased estate, probate obtained), which wasn't accepted. Vendors then increased guide price by about £35k and we increased our offer by £20k. Five weeks later this had still been neither accepted nor declined.

    Another bidder offered an unknown sum and we were 'encouraged' by the EA to bid a little more - we bid a further £5k and were told we'd secured it, only to be informed two days later they were goung to best and final offers. At that point - highly peed off - we actually decreased our offer and of course didn't get the house.

    Our thoughts were that the EA knew how much we'd sold our current house for - considerably more than the one we hoped to buy - and that he deliberately played us, knowing we could afford to pay more.

    If you really want the house, that's fine, but don't pay more than you think it's worth ;)

    The EA in this case is purple brick and Vendors are not coming back with a counter offer they just reject the offer I placed online and when I message then to ask .. no reply.

    I obviously don't want to pay anymore but at the same time don't want to miss out.

    My final offer was 230K and was rejected so seems there are people willing to pay more.

    I am over it but Mrs. Palmist wouldn't let go. What do you think guys, I may have room for another 5K.

    Get this place out of your head and run away - you've already expressed that the 'negotiation' is one sided and you're getting no feedback. All the vendor is doing is seeing your offers continue to increase despite your condition that 'that's the max'

    You started out saying "£200K with lodge, £180K without". You then offered £210K, then £230K, and you're now thinking £235K. Which as a buyer I would reject as I'm sure you'll offer £240K!

    If you REALLY won't go above £240k, then I bet this "other offer" pulls out.

    We are very limited with the areas we want moving to and this still ticks more boxes than any other in the same price bracket.
