    This reminds me of Ralph Bending estate agents in Glastonbury, often spent the odd half hour in giggles over the house adverts in the window.
  • Not phrases but 2 other things EAs do which annoy me:

    badly photoshopped blue skies
    stretching photos to make a room appear bigger than it is

    'Dog friendly neighborhood.'

    The neighbours dogs bark day and night, which is why the vendors are moving.

    Very small/tatty/basic tatty floorplans are bad enough - but non-existent ones are even worse.

    I like to mentally "walk" around a property and think whether I'd put a wall up here/knock a wall down there/etc/etc - and expect other people to want the same.

    What's the point of a house that doesnt even "work" and cant be made to "work" (voice of someone that at least stood in their kitchen and did a "time and motion study" on it before planning the new one - got that bit right at least:cool:).

    I think that's great copy. Think about who it is targeting: someone who is looking for a project. They want a property that's in poor condition, so there is lots of value for them to add. Obviously they are going to expect this condition to be reflected in the price.

    Our previous home is only about 200ft from the rear exit of an Estate Agent and was where we bought it from in the first place (under different ownership). It really was the logical first place to go to when both selling and looking to buy in the area, however... We absolutely refused to go with them because these days their Rightmove blurb is full of:
    "CALLING YOUNG FAMILIES"
    "COMMUTERS DELIGHT"
    "LOCATION, LOCATION, LOCATION"
    and even
    "INVESTORS DREAM - PLACE YOUR BIDS" on non-auction properties.

    I suspect that other sellers in the area feel the same way as we did and are voting with their feet. Just judging on current listings on RM, they seem to have lost a lot of market share - the agent we sold through has 3 times as many properties in the area listed on RM, despite being further away. A couple of years ago those figures would have been reversed.

    OK so not strictly about their marketing itself, but:

    "I was just about to ring you" and
    "I don't want you to worry about this, I'm on it"

    ...are really grinding my gears today. To be fair they did a pretty good job with the marketing itself lol

    Admittedly it was a long time ago now, but I spotted an ad where one of the main selling points was the view of the Severn and its famous boar.

    I also can't stand estate agents who use far too many exclamation points. Belvoir! used! to! be! particularly! bad! at! this!!!!!!!
