Ok, I’ve mailed to estate agents requesting removal of photos and floor plan ...we can try to do some more decluttering ...do you think ceiling or garden first after that ..will also try and get better furniture ..already got rid of sofa as it was too big for the room so we sitting on the floor mostly (two seater just fits husband !) and other bits went too ...anyway ceiling or garden first ?
Do you think we should take
It off the market and then put it back on ...money wise will probably take a few months to get everything done so not certain whether we should or not ?0 -

I'd take it off the market, do the work then re-advertise in the new year with new photos, floor and plot plan.'I'm sinking in the quicksand of my thought

Despite some of the big jobs you list, presumably done early on, the house today still looks very much like a 'project' to me. All the rooms still seem to require some quite costly updating, more than just new paint.
I think there is a lot you can do to declutter and improve the illusion of space and flow plus tidy up/define the outdoor space better without huge cost. However you still might need to consider where you should be pricewise to be attractive against your competition in preference to spending money on rather half-hearted improvement projects at this stage.
Floor and plot plans are absolutely essential for understanding and to highlight the quirkiness to find the right kind of buyer. I too have no idea what 'offset' garden means.
If you have time, I'd take it off the market and 'relaunch' with the better presentation.0 -
Husband said he is happy to keep it on for a year and DOESN'T want to take it off ..making me all very anxious as all i really thought we needed to do was sort the kitchen/ garden as everywhere else we have decorated ..anyway have got plasterer coming this week hopefully and will get that sorted ....
We had found somewhere else but worried it will go if we don't sell and the house we are looking at needs a lot of work ( you think this is bad HA ) think we just have to accept our house is not as good as we thought and suck it up hard when you don't really see the issues that everyone else does !0 -

This is what concerns me, we don't want to spend anymore money on this house, i'm okay spending 3-4k tops but after that i think i'm just throwing money away !0 -

The living room needs defining better as a living/diner.
Your current layout seems to have been determined by the only place you can get a big TV.
Move the TV viewing down to the end so the dining space next to the kitchen is bigger, might need to put the TV over the fire or get a smaller one for a while to fit in the corner.
You might get the desk in on the sofa wall and still keep the dining area big enough.0 -
Funnily enough i have just been out and purchased a smaller second hand tv for this purpose...: )
Going to dismantle the desk and buy a new dining table and armchair and make it more livable ...estate agent thinks i am bonkers ...meh gotta do what you gotta do LOL0 -
Who does the greenhouse belong to in the back garden or is there some fence missing?0
