Help me sell our home

Can you help were desperate to sell our home been on over a month and had quite a few viewings and one second viewing but we haven't had anything for the last 3 weeks and starting to worry as our home is a bit 'quirky' to say the least ( offset garden and downstairs bathroom, Kitchen needs ripping out too but think that is too much work for us and we just want out) anyway we have been here since 2004 so very ready to leave ..2 beds around here range from 320 -200K and ours was valued at 230 originally but we went for 225 as we feel that's more realistic ..anyway do you think we are over priced ..can you help ...?

its the 2 bed cottage SG19 2nz on rightmove ...

    A floorplan would definitely help.
    The blurb says there's room for a dining table in the lounge/diner but it looks really squashed in at the end, and the computer desk and all the cabling looks really messy, it just creates an impression of a room that's not quite big enough. The angle the photos have been taken from really draws your eye to the artex ceiling which is not really a feature to accentuate.

    The ill-defined boundary with next door draws your eye into wondering if those neighbours are a problem. Their grass is in need of a shave and you start to ponder why they've got a blue bowl tossed outside ... and so, you think "they might be really ... awkward"

    Swirly artex ceilings - in the main most people want those gone, which is a cost.

    Kitchen: Ceiling looks a bit suss...

    In short - it looks like all the ceilings might need "looking at".

    Garden - the barn - what's that all about? Whose is that? There are windows overlooking the garden, what will happen there? The details say barn/shed - is that it?

    I think a plot layout plan might help understand what's yours, neighbours, other. In fact, a house floorplan would help too.

    Then the "usual": get your clutter out of the view! Move it all away, you can rush around behind the photographer putting it all back, but it looks very cluttered and some people don't like to see that ...

  • The barn you can see in the photo's isn't ours ..we have fixed the broken windows though i think i am going to ask the agent to remove the photo's of that actually ...:O..as for the ceiling that is one big job ...not really sure what to do about that :/ the kitchen ceiling has been the same since we bought it so certain we would have known if there was an issue by now ?
    We are going to fence the garden in so people can see what is what ..we have always been very friendly and shared the gardens with our neighbours but appreciate that is not for everyone ..our gardens are maintained by our gardener who comes 2 times a month..so will have him out again ..bloody garden is a pain in the bum !

    Rather worryingly these photos were taken after a mass declutter LOL think i really need a lesson in how to sell a house ..failing miserably !

    Will see if the agents can put together something that will explain the boundaries outside !

    I second PasturesNew's views. Plastering over the artex ceiling would be good but may cost you about £1000 for the house.

    Get rid of the clutter (if you have a shed move most into it). Try to show the prospective buyers how to use the space - right now your's a good example of how not to and that will put off most.

    Also, the bed in the master seems to be too big for the room, I am not sure how much you can do about it but something to think about.

  • Lounge - looks cluttered. Had to look at the photo 4/5 times to figure out the table with brown surround is a dining table! Need to make the space look more functional as looks like there is no room for dining. Dress the table (simply) so it looks like a dining area.
    Agree with comments re desk too - understand you need it for work but move it whilst the photos are being taken maybe. There are too many functions going on in one small room!

    Bedroom 1 - the clothes look like they are spilling out of the wardrobe on the rails and so not enough storage. Remove these visible items and retake the photo.

    Bathroom - I personally hate a shower curtain so having it wrapped around the shower puts me off. Can you hold it up out of the way for the photo?

    Get a floor shopping lab done. Really helps to allow people to visualise how they would use the space.
    And get a plan of the plot drawn up so ppl can understand the Garden situation.
