    Cheery Daff - don't worry, I know it's not their fault it's just frustrating as we had hoped to move in half term otherwise my husband won't be able to get time off and I'll be doing it alone. Hopes are fading every day that goes by without any progress :(

    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!

    Thought it was about time I updated my timeline:
    * 27/7 - current property listed for sale
    * 29/7 - offer accepted from buyers for current property, our offer accepted from vendor on new property
    * 3/8 - mortgage application received
    * 6/8 - solicitors instructed and forms received
    * 15/8 - valuation survey carried out on purchase property
    * 18/8 - valuation survey carried out on current property
    * 21/8 - our mortgage offer confirmed
    * 26/8 - survey on current property returned, property under-valued (Countrywide strikes again!)
    * 1/9 - negotiations fail, buyers pull out, current property relisted for sale
    * 14/9 - current property under reduced offer with new buyers
    * 15/9 - vendor's contract documents received from solicitors and enquiries raised
    * 16/9 - buyers' offer formalised, our mortgage offer readjusted
    * 19/9 - buyers' survey/valuation booked
    * 21/9 - updated mortgage offer received
    * 22/9 - contract received for sale
    * 23/9 - mortgage deed signed and witnessed
    * 25/9 - valuation & home buyers report survey carried out on existing property
    * 28/9 - valuation & home buyers report on existing property returned, all ok!
    * 29/9 - enquiries received from buyers' solicitor
    * 3/10 - all enquiries from buyers answered and supporting documents provided
    * 4/10 - vendors' replies to enquiries chased, potential completion date of 20/10 mentioned
    * 5/10 - buyers' electrician booked to test the electrics on current property
    * 6/10 - buyers' electrician report back & recommendations accepted
    * 9/10 - buyers awaiting a work reference to secure mortgage, we're also awaiting replies to enquiries from vendor

    No progress made at all this week :(

    All this waiting is SO frustrating isn't it?? I'm pretty sure everyone I know is getting sick of hearing about it.

    I chased my solicitors again this morning - apparently he's now managed to get hold of the vendors' solicitor, and will ring me later today after she's 'emailed a few bits over'. What bits?!

    I spent the first few weeks trying desperately to take everything at face value and believe what people told me, but I confess now I just assume everyone is lying and won't do what they say at all :o :rotfl:

    Ditto Cheery Daff! Every time we think we are ready to proceed, someone rolls out another issue or delay that we thought was already sorted. So annoying! Hope the 'bits' are just minor details, at least it's some progress!
    I'm going to be doing some chasing of my own this afternoon - if things start moving simply because they are fed up of me nagging them that's fine by me! :rotfl:

    Our solicitor has said the vendors side need to produce confirmation they’ve been discharged. If they have, an email from the council will suffice. If they haven’t - god alone knows.

    Thanks for this post. I didn't know about the discharge thing until I read this and its too late for me now. I have exchanged and my solicitor didn't mention it to me. I have posted my own thread.

    Update from me at the end of week 8, not much to report this week.....

    FTB buying a 2 bed flat (was a terraced house now converted to 2 flats), we are buying leasehold.
    -14/8 Offer accepted
    -16/8 Mortgage application submitted
    -17/8 Mortgage application denied - Nationwide classing as a "new build" and won't lend more than 80% LTV
    -17/8 Solicitor number 1 instructed,
    -21/8 Solicitor no 1 tells us they are representing the vendor and can't also represent us
    5 day holiday in Porto *woooo*
    -30/8 Solicitor number 2 instructed, new mortgage application submitted
    -14/9 Valuation and Homebuyer Report - some issues with shared roof, damp and under-floor ventilation
    -18/9 New mortgage offer approved
    2 entire weeks pass, still no contract documents received from vendors solicitors, apparently the delay is to due to them drafting the lease
    -2/10 Our solicitor confirms contract documents received, searches applied for
    -11/10 Enquiries sent to vendor's solicitor. My solicitor informs me the lease is poorly drafted and will need a fair bit of work :(

    Hi all, hope you have had good luck and made progress.

    My Buying timeline -

    15-16th Sept: Phoned Estate Agents - viewed 2 houses. Approached solicitor who had acted for us during our house sale.
    20th Sept: Viewed third house, made offer, vendor asked for an extra 3k, agreed on price. Began preparing for packing.
    23rd Sept: Applied for Santander mortgage. Getting more documents needed to proceed.
    9th Oct: Paid for Searches by solicitor. Documents and ID returned to Solicitor and paid for our own surveyor to produce a Homebuyer's Report.
    11th Oct Homebuyer's survey carried out. Mortgage offer and their valuation came by post.
    Currently renovating a house. Too much house left after the end of the month's money

    We are just waiting to see if we can move into our new home any sooner. Our buyer wants to complete in just over a week's time, but we can't move out for at least 3 weeks yet, which is a shame but it is what it is. Going to see if we can push for an earlier date for us to move to our new home, but if not, we will all just have to wait a few more weeks.

    The end is in sight!

    Found my timeline so thought its a good time for an update..

    2nd May - our house put on the market, DIP in place with YBS for another house we liked but turned out when we went to go through with the full application they could not give as much as we wanted
    4th May - second viewing on a new build with small local developer, shell was complete just interiors to go
    10th May - went to L&C and received DIP in writing with them, reservation accepted on new build
    10th May - full application in with Barclays
    15th May - reservation deposit paid on new house
    31st May - we accepted an offer on our house

    6th June - mortgage offer approved
    4th August - completed on our sale and moved in with parents so as not to hold up our buyer, good job we did!
    31st August - date new build was due to be finished
    30th September - house build still not finished
    2nd October - build nearly finished and sols agreed a fixed completion date of 30th Oct, there is only one more query to be answered which is the discharge of a planning condition and once this is satisfied we can exchange immediately


    This week - both sets of sols had hoped to exchange but the submission for the planning condition was only sent last week and I have since found out it takes around 8 weeks to be approved by the council and it appears no-one else realised this, even our sol :(

    In the meantime our mortgage offer expires in November but luckily the lender has agreed a 6 month extension and only needs to see the latest pay slip and bank statement but otherwise it’s a waiting game now. Really just want to exchange so we know it’s ours after all this time!

    Really useful to see other people's timelines. I always marvel that anyone ever ends up moving house at all!

    Some progress here :j Just spoke to solicitor, who has received the go-ahead from vendors to do some legal jiggery-pokery paperwork to meet the lender's criteria. He's going to do that over the next couple of days (I did think about encouraging him to have the weekend off, but I've waited long enough!).

    Hopefully we'll get a swift (and positive) response from the lender and that will be that!

    He also told me he's now got the fittings and contents forms from the vendors so will send them over early next week - it's a probate sale and the sheds are full of all kind of interesting things which I'm kind of hoping they leave... :o
