    If my solicitor has confirmed that completion is taking place in the 20th. Do I need confirmation from the EA too? The EA is saying she is chasing to check that the bottom of the chain have paid deposit? My solicitor has said to book removals as it will be taking place? I don’t know if I should be waiting to confirmation from EA
  • I know my solicitor will be busy today...I also know she probably has no update for us. 

    But had nothing from them in 3 days, and was told Wednesday she would update us in the afternoon of anything.   Chaser email sent yesterday afternoon and still nothing. 

    I don't want to be that annoying guy chasing , as she has been nothing short of brilliant. But going into the weekend knowing nothing...when original completion was meant to be today is annoying.

    Plus they do have all our money, so of course I'll chase.  

    Like I say I don't really mind about a date...just want to know what on earth has happened. Between the top of chain agreeing to complete , to then not being able too 48hours later.

    Solicitors confirm exchange and completion, EA can just help things if there is communication delays. But if solicitor says go then go.

    Latest update on our ongoing Saga!
    We have had confirmation that our purchase is definitely now not going ahead next Friday, so we have no choice but to break the chain and sell our property, and become homeless for who knows how long.

    Here is the email I just received from the EA...

    “Dear xxxx,

    I have been in contact with xxxx at Bridgfords late this afternoon and she has sent a copy of the email from the Land Registry to xxxx xxxxx, the current owner of xxxxxxxxx. She told me she expects that it will take “a couple of weeks” for the registration to take place.

    I have also sent her a copy of the queries you raised regarding the property as contained in the email you sent to me on 4th January. She has promised to bring the matter to the attention of Countrywide, again.

    I am sure this is unwelcome news for our buyers, ME...., but I don’t think there is anything else I can do to speed up the process.

  • So update from me...........still uneasy!!
    Had a call from my EA saying that my buyers bank had undervalued my house by £25K less than he offered. I really pushed back and asked for proof to make sure i wasn't being scammed and in reality it was actually the BTL mortgage didn't think the rental income on the house warranted more than that amount. After a bit of back and forth and explaining that anything more than an 8K difference would mean i couldn't buy my new house the buyer kindly agreed to stump up the other £17K in addition to his deposit. I'm still uneasy about this as although his MB says the offer will be with him in 10 days i still haven't seen anything in writing to proof that except for a DIP which we all know means nothing. However, they did ask him to prove his deposit yesterday which is supposed to be something they ask for as a last thing before offering so maybe its ok. His solicitor also has one more local search to come back but they applied weeks ago so any day i think.

    I finally got a response from my solicitor who sent me over all the documents, contracts etc - so as of today the paperwork between me and my seller is good to go. Just waiting for my buyer to confirm this last search and get his mortgage offer. Hopefully i'm not being led along the garden path some more!!

    Just got this from the solicitor:

    Further to the above matters, I have now agreed with all parties to exchange Contracts on Monday with completion for the 20th January 2021.

    Really hoping its smooth sailing from
    here as this week has been super stressful

    Is still doing the round currently 52k signed, 48k to go and it will be debated in Parliament.

    Im hoping to complete in about 8-10 weeks so should be fine but you never no what is around the corner




    Petition has now hit 100k signatures (it was at 52k last week!)
    So looks like SD extension may possibly be up for debate in Parliament so some possible good news for those who are somewhat nearing the exchange phase and was worried about getting in before the end of March, only time will tell on what yhe outcome will be

    I was meant to exchange today but was told yesterday it wouldn’t happen due to a last minute very minor glitch. I was hoping for an email update with a new date early next week but not a sausage all day. I know solicitors are super busy on Fridays as a lot of exchanges/completions take place so I haven’t chased particularly as my solicitor is very good at updating me. 
    Fingers crossed for some positive news on Monday.
