    Please could I get some information on what documents I should be expecting to receive at this point....
    7/1: My solicitor has said the searches have come back and he has sent over enquiries to vendors solicitors.
    11/1: I confirmed with EA that the vendors solicitors have received the enquiries and are working on the file. 
    So far I haven't received any documentations yet in regards to the house I'm buying. I read above some of you mentioning that you have received contracts, title deeds etc.
    When and from who is the buyer supposed to receive these? At what stage am I supposed to receive these?
    (Additional details: I'm a FTB, seller is chain-free. Mortgage offer in place)

    So when the vendors solicitors send replies back your solicitor needs to write a report for you and the lender basically outlining findings etc. At that point you normally get sent contracts to sign and return undated ready for exchange. Hth

    Not had the best of days and was expecting to hear from my solicitor today, but didn't.  :(

    I feel like there's just constantly something causing a delay in the housing market at the moment - Covid, lockdown, snow... Like I understand it's weird times, but it can be frustrating when you're someone who works in a job where delays just aren't acceptable, regardless of what's going on. I've worked through the entire pandemic, even had to work extra/put myself at risk at times. Just fed up tonight.

    Don't worry....seems like the house buying process is full of ups and downs for everybody, but you, we all, will eventually get through it, and then hopefully it will all be worth it. The waiting and not knowing how close or far we are to completion is just frustrating!

    Sounds like you're not too far behind where i am too.
    Once your solicitor gets the ebquries back, they will write up a report of the property you're buying with their findings, search results, mortgage offer t&c, answers to enquiries, title plan,  SD forms, contract, transfer firms, fittings form and more.
    Just got mine back last week and spent the entire weekend reading it, my report was 15 pages and had about another 15 attachments to read through too.
    Sounds like you might be very close to exchange (depends on how quickly your sol can put the report together).
    Once you get the report you can raise further enquiries, which then means more back and forth with vendors so can drag out for longer

    I was meant to be exchanging tomorrow, last minute glitch so that’s not happening now. Hoping to exchange next week but waiting on feedback from buyers solicitor. Hardly slept all week. Had to pay holding deposit on a rental due to them going so quick which was risky before exchange but more risky not to as I could’ve ended up homeless. Still need to finalise removals but can’t until exchange. The stress is real.

    Supposed to be completing in two weeks time and so far nobody involved is giving me any confidence that it's still being worked towards.

    Are you having to move your completion date too or will you just be exchanging closer to completion? 

    Our exchange for Tuesday got cancelled. We were supposed to be moving today. Now exchange is planned for Monday (fingers crossed) and completion on Wednesday

    I know this is 'how long is a piece of string' but how long from enquires returned to you getting the report? We're just waiting on the report at the moment!

    We are hoping to keep the same completion date with a smaller gap but are waiting to hear if buyer and their solicitor agree.
