Thanks in advance!Sounds like you're not too far behind where i am too.Once your solicitor gets the ebquries back, they will write up a report of the property you're buying with their findings, search results, mortgage offer t&c, answers to enquiries, title plan, SD forms, contract, transfer firms, fittings form and more.Just got mine back last week and spent the entire weekend reading it, my report was 15 pages and had about another 15 attachments to read through too.Sounds like you might be very close to exchange (depends on how quickly your sol can put the report together).Once you get the report you can raise further enquiries, which then means more back and forth with vendors so can drag out for longerIt all depends on how fast your solicitor works.Mine is BRILLIANT, we had searches back early Jan, enquiries raised early Dec, got answers to enquiries back and my solicitor had wrote up the report and sent over to me the next day after receiving enquiries. Im sure between Dec to now my solicitor must of been partially drafting up my report as it is a big report.Mine replies to all calls/ emails within the hour (bear in mind i do not harrass her and just let her do her thing, but do email once a week to check if she's heard back from vendors side if we're waiting on certain docs, if not i also chase the vendors too).So it's very much dependent on your solicitor, if they take ages to respond then i suspect it might take them a while to write up your report

We went with a local highly rated (definitely not the cheapest) firm to avoid the exact situation we're in right now, total lack of communication. We only know our enquiries are back because our mortgage broke chased it, but all my emails go unanswered. I probably, on average, email for an update every 3 weeks - but I'm yet to have a reply to any of those emails as far back as October, and haven't been able to get anyone on the phone. I'd say it was due to the pandemic but our vendors solicitor is very responsive from what I've heard from the EA.
The enquiries were back Monday or Tuesday, so I'm hoping she might have sorted it by next week!1 -

The enquiries were back Monday or Tuesday, so I'm hoping she might have sorted it by next week!I can't praise my solicitor enough, she been nothing but fab, she is from a large firm and on the pricy side but i definitely feel i got what i paid for.Also note is when do get your report, you might read through it and then have enquiries you want to raise too, which means it will go back to your solicitor again to get replies to.I emailed my solicitor additional enquiries yesturday and got a response to most of them, the rest she had to send back to vendors side to answer, so that means more waiting for the vendor to come back with answers.So it not as easy at just getting the report and exchanging

We’ve signed our contract, transfer and deed now we’ve reviewed our solicitors report. Decided to take the hit on the indemnity that our seller is refusing to provide, but our mortgage requires. We’ve pencilled in 23rd Feb for completion and provisionally booked removals for then.Our buyers are happy with that date too, so now we just wait and hope the tenants in the property we’re purchasing are able to leave the day they have said they will.I have found, through painful experience, that the most important step a person can take is always the next one.

We queried this with the vendors as they left out sending the proif so just waiting on a response from them on this.0

If I don't hear from my sol today I'm officially nervous 😂 our sellers have lived in the house for 30 years and clearly love it... His wife is the one wanting to downsize, I don't think I'm his heart he wants to. They've gone a bit silent on us so just hoping they haven't changed their minds over Christmas.
My sol sends enquiry responses as they come in and asks for views, rather than doing a repot as such. Oddly my lender didn't even do a survey because apparently the amount I'm borrowing is so low (doesn't ruddy feel it to me 😂 but it is a low LTV ratio) and it seems are also v relaxed around other elements like requiring indemnity if the seller doesn't provide the building completion cert for the 16 Yr old extension....0 -

Of course that was all poo poo.Our vendor has some sort of agreement with another solcitor (not dealing with the selling side) where some cash will be paid to the tennats to leave early, chasing for a copy of that to tick as proof provided.Also tempted to go for a 3rd visit closer to the time to measure up (and also have a sneak peak at hopfully, signs of packing!)
