I'm so fed up. Solicitors have everything to exchange but getting them to actually do it is impossible. Been waiting all week. Need to exchange today or we'll have to agree another completion date. One solicitor says they are waiting for the other and vice versa. Why are solicitors all so bad? I've not come across a good one yet!0

When we found out there were tenants we asked for proof that notice had been served as they’d given us different dates of when it had been. We were told they couldn’t send a copy of the notice for GDPR reasons but their lettings manager emailed to confirm the date they had to vacate by. On the advice of our solicitor (and based on the fact that the agents were clearly trying to get us to sign them up to let the place out, despite us telling them repeatedly that WE were going to live in the house) we refused to exchange contracts until I'd been to the house and seen that it was empty and everyone had moved out. Solicitor said it also meant I could check nothing had been damaged (potentially out of spite) while they moved out.
In our case it was all fine, nothing had been damaged and the place was indeed empty. But if you view before they leave then you don't know what will happen in the intervening period. You might also find it's harder to gain access when people are living there due to Covid. If it's empty then there's no reason for anyone to decline.Thanks, yes we're due to visit the day they leave (before we exchange) to do checks.They did allow a structural engineer in, mid Dec (tier 4) to check something out for us (along with lender valuation and surveyor in Oct) and were accommodating for these visits, which im hoping it is because the vendor is offering them a big sum to leave a month early.Fingers crossed 🤞 toes crossed everything works out as planned.Im ftb so no chain my side, just want to get in there before stamp duty holiday.0 -
