Thought I'd finally post here as things are moving super quickly and it's all getting very exciting! We're FTBs and the sellers have no chain.
- 22/08/20 - First viewing - fell in love but we'd only seen 5 houses by that point so wanted to keep options open.
- 27/09/20 - Second viewing, which confirmed our decision that the house was the one for us.
- 28/08/20 - Offer made, a bit of back and forthing and final offer accepted.
- Then we had the bank Holiday weekend, awful timing!
- 03/09/20 - Mortgage application submitted via broker
- 04/09/20 - Solicitors formally instructed
- 14/09/20 - all documentation finally sent to solicitor (We had to wait for a few bits and bobs like a gift letter etc)
- 17/09/20 - Mortgage approved
- 23/09/20 - Solicitor confirmed we were happy with mortgage offer.
- Got a call on 01/10/20 from the estate agent of all people who advised that the sellers had forgotten to complete a piece of paperwork and the sellers solicitor was just sitting on it.
- 02/10/20 - Homebuyers report and contract pack received, enquiries raised by our solicitor. Searches commenced.

We finally exchanged today! Complete next Monday! It’s taken a while to get here (mainly due to inept solicitors) but we’re nearly there now.5
-
Congratulations for everyone completing recently! My solicitor has now floated a completion date within the next fortnight now that I have my mortgage re-agreed, so the end is in sight!0
-
Thought I’d chime in with our wee timeline, whilst we wait on the ducks lining up!
25/8 First viewing, offered asking price.
27/8 Offer accepted!
27/8 MIP issued through mortgage advisor
28/8 Mortgage application submitted by MA
31/8 Paid mortgage valuation fee
1/9 Instructed conveyancing solicitor
7/9 Paid fee to begin solicitors searches8/9 Second viewing
14/9 Valuation survey completed
- big ‘ole pause, Halifax didn’t alert MA that valuation survey had been completed, and they requested additional paperwork from my partner -
28/9 Mortgage application accepted, and offer letter arrived with MA!
2/10 Visited MA to go through mortgage offer & arrange insurances (only got my life insurance done)5/10 Mortgage offer letter arrived by post to my house5/10 Instructed a surveyor for a full building survey, scheduled for 2/11
There has been no word about the searches, or about a completion date, so I’ll be phoning the solicitors tomorrow. We still have to arrange partner’s life insurance and the buildings & contents insurance, MA said he would email, but will chase tomorrow.
Provided the survey doesn’t kick up any problems, what do you think the odds are that we’ll be in by Xmas?2021 Fashion on the Ration Challenge - 66/66 coupons remaining.1 -

Chipping in with my timeline, mostly for my own reference!
March -> September, a long saga for a purchase that eventually fell through due to an uncooperative vendor post survey...
21/09 Viewed property #2 - placed offer, told 13 more viewings booked. Asked for 'off the market' price
22/9 Agents called back to give 'off the market price'; Offer raised; Offer accepted! House marked 'Sold STC'
23/9 Solicitor instructed
24/9 Mortgage offer amendments (property & solicitor) submitted (already had mortgage offer from property #1)
28/9 Survey instructed
30/9 Certified ID documents delivered to solicitor; payment for searches made
1/10 Mortgage offer approved subject to valuation
5/10 Draft contract papers received by solicitor, searches instructed
6/10 Mortgage valuation scheduled...
9/10 Homebuyers survey scheduled....
So just keeping all fingers cross that the valuation and survey this week go OK!0
