    Exactly!  Unfortunately it failed yet again yesterday (I am not even sure why at this point), so attempt number 4 today!
    Finally exchanged!!  Completion next Friday.  The full horror that I need to pack has now hit!

    Brilliant news!

    Nothing happening this week here. Buyer had second valuation survey s they changed lender at the last minute, I am taking no news as good news and hopefully they will have a mortgage offer by the beginning of next week. I am still planning early Nov completion, removal companies quoting next week. I know our solicitor was chasing a couple of enquiries for our purchase, and as far as we know the mortgage offer was the only thing outstanding for our sale. Will be speaking to the EA move manager on Monday I think, just to clarify that.

    Congratulations to those who exchanged this week! I should be completing Friday or the Monday after depending on when my H2B ISA cheque clears. Due to me not understanding how the H2B bonus works, I have some extra cash to play with as the solicitors have just factored it in to 'monies received'! I don't have to worry if something expensive breaks now or if some walls need replastering.

    Thought Id post mine up, thank god I'm just selling and moved into my self build 2 1/2 years ago.
    12/03/20 tenants leave, house in typical post tenant state.
    17/03/20 start massive clearance and tidy up job prior to sale.
    21/05/20 house went on market.
    4/06/20 offer for full asking price excepted, chain free buyer
    17/06/20 Buyers funds prove to be bogus, remarket property.
    15/07/20 Except new offer.
    12/09/20 Install new treatment plant as per agreement for sale. 
    18/09/20 Legal work completed for mine and buyers sale.
    21/09/20 penciled in date to exchange end of the month.
    28/09/20 FTBs at the bottom of the chain waiting on there shambles that are countrywide conveyancing but planed exchange 02/10/20

    02/10/20 failed to exchange countrywide realized they haven't an in date management pack!
    09/10/20 chain was hoping to complete but management back has turned up today.. EAs finally seem to be doing something with the finish so near, and are hoping to have a final date by early next week. now phoning daily.

    It feels like a long stressful haul and I'm not even moving, hopeful the goals in sight.

    20/07/20 - offer put in. Spent a week negotiating the price with the seller via the estate agent.
    27/07/20 - offer accepted. 
    30/07/20 - mortgage application sent.
    31/07/20 - solicitors appointed. 
    11/08/20 - bank requested documents to be uploaded, IT error when mortgage advisor first uploaded.
    01/09/20 - bank requested another bank statement.
    17/09/20 - bank requested another bank statement. 
    08/10/20 - bank approved documents, organising a valuation. 

    We've had major delays with our mortgage application, and there has been literally zero progress on the conveyancing side as the sellers haven't instructed their solicitors yet. I've been asking for updates from the estate agent but just keep getting told they are instructing soon (within a few days) but they never do. I last asked for an update two weeks ago and haven't heard anything since, I'm starting to think the sellers aren't actually selling to us anymore. :( I'm ready to give up to be honest, it's supposed to be our first home and I don't really know where to go from here. Some people are telling me to just be patient and some are saying we are being messed around. Why do this have to go so wrong for us?! :(

    Gosh is that the seller who hasn’t had any work done by their solicitor? I am so fed up and I really empathise with you. Can you contact the estate agent again to ask for a further update, that’s beyond ridiculous! I was frustrated when my solicitor took 4 weeks to start requesting searches etc so to wait all this time with nothing is ridiculous! Luckily my sellers are great, we’re in personal contact now as we have a mutual friend and neither of us have any faith in our solicitor as they are the ones who have been holding us up rather than each other.

    This really helps, Unfortunately I didn't manage to meet my buyers until about a month ago, when they knocked on the door when I was checking for post, Once we met and got on we were able to side step all the half truths that come via the EA and solicitors and get the job done for our part very quickly.
